Located in the heart of Chichester, our beautiful Georgian house is just a few minutes walk from the main high street with an abundance of shops, restaurants, bars & cafes, as well as a bus/train station. Sleeping 16, the high ceilings & spacious bedrooms, reception rooms & dining room makes this an ideal house for groups or family gatherings.

Centrally located, in a quiet residential area of Chichester, the house makes an ideal base and sleeping 16, it lends itself to large celebrations - Birthdays, Anniversaries, Christmas, Weddings, Hen do's, reunions and even golfing weekends! We have hosted many occasions and are very happy to assist your group to make your stay memorable.

We decorate the house throughout December with Christmas trees and fairy lights giving a magical feel to this Georgian property during the festive period.

Ground Floor:-

There is a large entrance and hallway with a dining room to the right hand side. Inside is a large dining table and chairs. A music room and downstairs TV room is off to the left.
There is a large, well equipped kitchen with electric oven, dishwasher and fridge/freezer. The middle island in the kitchen can also be used as a breakfast bar with stools.
There is a downstairs w.c along with a utility room including washing machine and second fridge.
The back door leads directly to the garden (down a few steps).

First Floor:-

There is a large, second sitting room with T.V and DVD Player overlooking the garden.
Study with desk and chair, pool table and wifi access.
Single Bedroom overlooking the front of the house.
Double Bedroom overlooking the front of the house with en-suite shower room.
Second Double Bedroom overlooking the garden.
House Bathroom with stand alone roll top bath, wash hand basin and w.c.

Second Floor:-
Large bedroom overlooking the garden with 3 single beds.
2 Double bedrooms overlooking the front of the house, one with en-suite shower room.
Single Bedroom (with 4ft 6 bed) overlooking the front of the house.
House bathroom with bath, separate shower cubicle, wash hand basin and w.c.
Double bedroom overlooking the garden with en-suite shower room.

Outside:-
There is a patio area with table and chairs and BBQ leading to grassed area. Please note the entrance to the garden is not gated and therefore children will need supervision.

A pathway is at the side of the garden which leads to the parking area at the rear of the garden. The parking area is shared with the flats to the side of the house. Residents will use the path to get to and from the building but the garden is for sole use of guests staying at East Pallant House .There is parking for a maximum of 4 cars.

It is absolutely essential that any noise level either within the main house or in the garden area, after 10.30pm and before 8.30am, does not exceed a level which can or does disturb, prevent or reduce sleep in adjoining properties.
Any complaint by residents about noise being made outside the permitted hours of use will result in forfeit of the security deposit.

Extra Services which can be provide -

Catering - Chefs, delivered meals, breakfasts, stay cleans, decorating the house for special occasions, flowers, chocolates etc.

Please note no smoking is allowed in the property.

Location -

Ideally located only a few minutes walk from the city centre, it offers easy access to the many shops, bars, restaurants and cafes that Chichester has to offer.

If you are looking for a place to stay whilst attending a Goodwood event - the apartment is only a 15 minute drive from Goodwood Motor Circuit, House and Horse Racing. There are many taxi companies operating in the area, please do not hesitate to contact us if you need any help in organising this.

It is also a great base to explore the local area. There is an abundance of things to do locally - The countryside of the beautiful South Downs National Park with many areas great for bird watching and lots of trails for keen cyclists. The south coast is within a short drive as are the towns and cities of Arundel, Bognor Regis and Portsmouth with outlet shopping at Gunwharf Quays. A car is not essential with this property as there is a bus and train station in Chichester.

Tesco Express is only a 4 minute walk away and Chichester boasts many beautiful parks, some of which with play equipment for children. Oaklands Park, Priory Park and Bishops Palace Gardens are all a short walk away and offer stunning views of this historic town.
The cathedral offers free entry and is a beautiful building to explore and visit. Bishops gardens are located nearby the Cathedral and are stunning in all seasons offering a picture perfect backdrop with the cathedral in the distance.
The city walls walk and Chichester cathedral are great if you like to soak up the history of the city. Chichester canal is also a nice place to visit either for a long walk through to Chichester Marina or on a boat trip which operate regularly.

A visit to Chichester Theatre is a must and they always have so much going on! They have many shows during their winter programme, both matinee and evening performances.

On a rainy day you can keep teenagers and older children entertained not only with the idea of shopping but also at City Gate located near the train station in Chichester. Here you will find bowling and a cinema along with a few eateries.

Located in Chichester, this vacation home is in the city center and by the sea. Chichester Harbour and Kingley Vale reflect the area's natural beauty and area attractions include Lakeside Superbowl and South Downs Planetarium and Science Centre. Traveling with kids?
