CROYDE SURFSUP OVERVIEW

SURFSUP is a spacious detached dormer bungalow offering stunning holiday accommodation having been extended and extensively refurbished in 2020 and now incorporates 5 superb en-suite bedrooms and 5 Smart TV's.

A beautiful holiday home in a prime location in a quiet residential cul-de-sac, just off the centre of Croyde village with its vibrant pubs and restaurants, surf and beach shops as well as a picturesque walk to the golden sandy beach, great for families and a favourite with surfers.

SURFSUP is ideal for larger groups or several families and has been contemporarily decorated and beautifully bright and light. Sleeping up to 10, this home has a large open-plan living space comprising a lounge, kitchen and breakfast area, large separate dining room, separate utility room, 5 double/twin bedrooms all with en-suite shower rooms, and a dedicated driveway for 3 cars.

In the evening sit back and relax in the luxurious hot tub provided and take in the views of the hill tops whilst enjoying the lovely aroma of the BBQ.

LIVING AREAS

Enter through the front door into a small entrance porch for coats and shoes leading into a large double aspect open plan living area with solid oak flooring.

It features a large contemporary Danish wood burning stove sat upon a matt charcoal granite hearth and light grey split tiles to the rear. It is well furnished with sofa's seating 10 with views over both the front and rear gardens.

Within this seating area are matching “Neptune” light oak coffee, console and side tables, a wall- mounted 50” Smart TV, Sky TV package, and WiFi Broadband.

From the lounge and kitchen area is the welcoming breakfast dining area in the sun room with French doors providing access to the rear garden and a large window seat. It features a circular “Neptune” light oak dining table.

A door from the lounge leads to a large separate dining room having being created and extended in 2020. The dining room has a solid oak refractory oak dining table and seating for 10. This room provides access to 2 of the ground floor bedrooms and an open stair case to the upstairs bedrooms.

KITCHEN AND UTILITY

The well-equipped kitchen includes a breakfast bar area with two bar stools. It is equipped with integrated appliances including a dishwasher, microwave, under-counter fridge, AEG electric oven incorporating steam baking feature, Bosch induction hob with extractor fan, 4-slice toaster, kettle, Nespresso pod coffee machine and milk frother, a wide selection of utensils, cups, glasses

and crockery. A truly well appointed kitchen with a window overlooking the back garden. Just off the kitchen area is a separate utility room with AEG washing machine and tumble drier, large second fridge, under-counter freezer as well as a mop and bucket, dustpan and brush, laundry basket, vacuumcleaner, iron and ironing board and a microwave / combination oven.

BEDROOMS

There are a total of 5 double/twin bedrooms all with en-suite shower rooms with thermostatically controlled showers, 3 on the ground floor and 2 upstairs.

Bedroom 1: Master bedroom located off the lounge with a king-size bed. Within this room you will find 2 bedside units with table lamps, a large wooden smoked-glass effect and mirror fronted wardrobe with shelves and draw and a dressing table. A large bedroom with window overlooking the front garden.

Bedroom 2: Twin or Super king bedroom (let us know your preference upon booking) is located off the dining room. Within this room you will find a wall mounted Smart TV, bedside tables and lamps, wooden chest of drawers and hooks with coat hangers. A window overlooks the front aspect of the property.

A sliding oak door leads to an en-suite which was newly created in 2020. It has rectangular shower enclosure, WC and contemporary sink and vanity unit.

Bedroom 3: Also accessed off the dining room is a Twin or Super king bedroom (let us know your preference upon booking with window overlooking the rear garden. It has a wall mounted Smart TV, bedside tables with lamps, hooks with coat hangers nd set of drawers. Oak door leads to en-suite shower room with quadrant enclosure, wash basin and WC.

Bedroom 4: Twin or Super king bedroom (let us know your preference upon booking). This is a double aspect upstairs room with a wall mounted Smart TV, set of draws, hooks for coat hangers, dressing table and stool. Completely refurbished in 2020 in a New England style with tongue and groove detailing to the walls and solid oak shelving. There are two windows on either side of

this room transforming this large loft bedroom into a bright airy living space. Please note that this bedroom has a maximum head room of 6ft 4;. An oak door leads to the newly appointed en-suite which has rectangular thermostatically controlled shower, wooden vanity unit with contemporary had wash basin and WC.

Bedroom 5: Double aspect bedroom with a wall mounted Smart TV, king sized double bed, built-in wardrobe as well as set of drawers with additional dressing table and mirror. Please note that this bedroom also has a maximum head room of 6ft 4. An oak door leads to en-suite shower room with quadrant shower cubicle, wash basin and WC.

The property is situated in a quiet, residential cul-de-sac, in the heart of Croyde. Once outdoors you have the choice of the lovely front lawned garden area with cushioned rattan seating or the enclosed and private rear garden with Weber kettle BBQ (requiring briquettes), and 2 patio areas. A beautiful teak dining table and chairs is provided with seating for 10.

You could unwind with a book on the sun loungers that are provided or relax in the hot tub (please note that the hot tub is not for use beyond 9pm). You can also use the outside hot shower - ideal to wash down sandy wetsuits. There is additional seating area in the front garden which catches the late evening sun.

Parking is well catered for in front of the house for up to 3 cars. Visitors are asked to kindly respect neighbours in this peaceful community.
