Just imagine a delightful stone built Grade II Listed farmhouse set within three acres of beautiful lawns, gardens and ponds, surrounded by idyllic countryside, add a fabulous spacious indoor pool and you have Prixford Barton, the most perfect holiday retreat. The small village of Prixford lies less than half an hour's drive from the wonderful North Devon Coastline and a choice of superb beaches. The surrounding countryside with rolling hills and wooded valleys offers miles of paths for walking, riding or cycling and there is a good choice of golf courses nearby. If you like to take your country pursuits closer to home, the spring fed carp and trout ponds at the bottom of the garden provide a perfect spot for a little fishing. A traditional village pub within strolling distance has an excellent reputation for mouth watering menus using fresh local produce. Fabulous Marwood Hill Gardens is within a ten minute walk, and if you visit on a Sunday be sure to try the delicious cream tea in Marwood Church Hall.
Part of the farmhouse dates back to 1684 and it has been sympathetically extended and restored to feature flagstone floors, exposed stone walls and beams, natural wood doors and oak flooring. The huge family kitchen / breakfast room is light and bright with fitted units, slate worktops and an attractive decorative stone fireplace, a really special place to gather the family for leisurely breakfasts while planning the day ahead. A separate utility room and rear hall has lots of space for storing any amount of boots, coats, and beach equipment or even pushchairs. Along the central hallway you will find a spacious and comfortable family sitting room, dual aspect and with oak beams and lovely stone fireplace with log burning stove for those cosy cooler evenings. Doors lead through to a garden room with French doors out onto one of the terraces, having stunning views down the valley, and an internal door into the indoor heated swimming pool complex. This is a real bonus with a twenty six foot pool and separate sunken Jacuzzi, come rain or shine it will be hard to tear yourself away. The ground floor accommodation is completed by a separate formal dining room and a second sitting room ideal for children with games, books and TV / DVD. Stairs lead from the central hallway to the first floor where the master bedroom with ensuite shower room boasts a four poster bed and French Doors out onto a balcony enjoying the same magnificent view over rolling countryside. A really spacious twin room, a further twin room and bunk room are served by a stylish family bathroom with Ball & Claw feet freestanding bath. A second attractive double bedroom has its own ensuite shower room. A secondary staircase leads from the first floor to a door into the kitchen, for easy access to your morning cup of tea!
The extent of outdoor space is simply breathtaking, with lawns, paddocks, sheltered walled garden and superb covered brick and stone patio area, ideal for al fresco dining. An amazing array of flowers, shrubs, climbing honeysuckle, clematis and wisteria line the borders and running along the far boundary of the land there are three interlinked ponds which are fed by a stream, the largest of which includes a landing station. This area is completely fenced but great care must be taken with small children. A gate can be unlocked to allow access and it is possible to fish for carp along the banks.Throughout the grounds there are many nooks and crannies to enjoy peaceful moments, and the enchanting woodland area has a quite magical feel. For families or groups of friends looking for a memorable holiday in really special surroundings, Prixford Barton offers everything you could wish for and more.
