LOCATION The bustling market town of Dartmouth is most famous as a sailing centre with its wonderful boating facilities and marinas. It is also home to the Britannia Royal Naval College. The beautiful riverside town boasts a wealth of pubs, restaurants and shops, all within an easy five minutes downhill stroll from the front door. The Start Bay coastline can be reached quickly and easily by car, with Blackpool Sands beach just four miles away.

ENTRANCE From the large block paved driveway with parking for 4/5 cars, up a few steps to the front door.

VIEWS 180 degree panoramic views of the River Dart to the East, the sea to the South, and countryside to the West (from the majority of rooms).

HALLWAY The front door opens onto the first floor of the house and the large hall leads straight ahead to the south facing balcony with river and sea views. From the hall wooden stairs lead down to four bedrooms, two bathrooms, a utility room, boiler room and garden access.

LOUNGE/DINING ROOM With large sofa, armchairs, flat screen TV/DVD/ Games console, Sky+ HD (with movies and sports channels) and complete with an impressive fireplace. Dining table with benches and two carver chairs.

SITTING ROOM Affording the best views in the house is a smaller sitting room with comfortable sofa and chairs, coffee table and lamps, TV/DVD/CD player and fireplace. * Off the sitting room is an optional bunk room with chest of drawers ideally suited to children who prefer to sleep close to parents in the master bedroom. (Please note that there is no window in this room and only children over 6 years are permitted to sleep in the top bunk).

BEDROOMS Six in total (* including bunk room above). The master bedroom is on the first floor with river and sea views, super-King size bed (6'), bedside tables and lamps, fitted wardrobes and dressing table. The other four, two with super-King size beds (6') and two with twin beds, are located on the ground floor. All bedrooms have lovely river and sea views and are similarly furnished. N.B. All duvets, pillows, bed linen and towels are supplied.

BABY FRIENDLY FACILITES Cot and highchair supplied.

BATHROOMS Three in total. On the first floor is a fully tiled bathroom with bath, hand-held shower, wash basin and w.c.. The other two can be found on the ground floor, they are identically equipped with bath and shower over, twin basins and w.c.

UTILITY ROOM With fridge/freezer compartment, washing machine and tumble dryer.

OUTSIDE There is a large south facing sun terrace with garden furniture, a lawn with well planted out borders and all with stunning panoramic town, river and sea views.

PARKING The property offers parking for 4-5 cars (depending on size of car) - 2/3 inside the garage plus two parking spaces in front.

OTHER INFORMATION The property has full gas central heating and hot water. Strictly no pets or smokers permitted. Ford Bank House has the full Sky package offering Sky+ HD, WiFi, movie and sports channels.
