Overlooking the beautiful Lee valley and surrounded by National Trust coastland, the property lies at the top of a steep (6'6"wide) tarmac road. Within coastal path walking distance, Lee beach and the intriguing smugglers path to Sandy Cove are just half a mile away, whilst rather closer is the 14th Century Grampus Inn, church and village hall. Ilfracombe, a picturesque harbour town with restaurants, swimming pool, theatre and golf course is a 2.5 mile coastal path walk over Lee Downs and four miles away by road. Exmoor National Park and the sandy, surfing beaches of Woolacombe, Croyde and Saunton are also within easy driving distance.

Accommodation is spacious, well equipped and comfortably furnished with many original features. Storage and panel heating provide year round warmth throughout. Six bedrooms (five with lovely views) - spacious double + single and with washbasin, double with washbasin, further double with washbasin and interconnecting cupboard to twin bedded room with its own separate entrance; single with washbasin and twin bedded. Bathroom/wc. with hand shower attachment, separate shower room and separate wc. Ground floor cloak room with wc. and wash basin, storage for garden furniture and access to garden. Spacious living room with multi-fuel stove in stone fireplace, satellite TV, DVD, and lovelly valley views. Dining room with coal-effect fire in feature fireplace, dining table for ten and original storage cupboards. Further spacious sitting room with bay window offering garden and valley views, Victorian fireplace, satellite TV, DVD and video. Newly fitted kitchen with electric range cooker, extractor, dishwasher, microwave, walk-in larder with fridge/freezer and storage shelves. Utility area with washing machine and condenser tumble dryer, leading to small rear yard ideal for cycle and surf board storage. Private parking for one family car beside the house and further parking for two/three medium sized cars adjacent to the house and in narrow pull-in fifteen yards below. Large terraced flower, shrub and vegetable garden offering delightful valley views, with level front lawned area with garden furniture.
