The Space:
Bright and airy boutique style home with 2 bedrooms and 1.5 bathrooms.
Recently refurbished to a very high standard.
The stylish bedrooms house king beds which can also be configured as twins.
Abbey Villa has its own entrance on the ground floor and free reserved parking space as you approach the garden of the property.
The accommodation layouts are as follows:
Ground Floor:
Entrance hall leading to downstairs WC and to the large open plan living and dining area with large flat screen tv and Sky Q. Luxurious corner sofa, perfect for relaxing on and dining area make this a wonderful space. A fully equipped kitchen with breakfast bar is also on the ground floor.
First Floor:
Master bedroom, which sleeps 2 in a king bed which can also be configured as twins, fitted wardrobe chest of drawers and flat screen TV equipped with Sky Q. 
A second double bedroom with twin beds which can also be configured as a king, has ample storage.
A large family bathroom with bathtub and shower over the bath, plus plenty of storage.
The Neighbourhood:
St Andrews is home to the Royal and Ancient Golf Club and the famous Old Course. Its amenities include Scotland's oldest university, founded in 1413, beautiful award-winning beaches, historic buildings, including the ruins of the cathedral, castle and St Rule's Tower and a wide variety of specialist shops and restaurants. Renowned worldwide as "the home of golf” St Andrews has seven world-class links courses and others in the area include The Dukes, Kingsbarns and the Fairmont St Andrews complex. Within 15 minutes drive, you have an absolute wealth of beauty with the East Neuk of Fife and its picturesque towns and villages, including Crail, Elie, Kingsbarns and many more.
 
Getting Around:
Everything in St Andrews is within walking distance, be it the sights, the beaches, the aquarium, the Links golf courses and many more facilities. The bus routes are all frequent and easy to use. Taxis are relatively cheap given the short distances between places in St Andrews. 10 mins walk to the town centre, 15 mins to Old Course, 10 mins to the beach. Supermarkets within a 10 min walk.
 
Guest Access:
Guests will have full access to the entire property. No rooms will be off limits and all contents within the flat are there for our guests use including wifi, the TV and the cooking implements.
Pre-Arrival:
When the booking is confirmed you will receive instructions via a web link with all the necessary information to check yourself in at your leisure from 4pm. If early check in has been purchased check in will be from 3pm. Please note that access is not permitted to the property before this time, and we cannot store any luggage prior to check in.
Check in is via a secure key box for which you will be provided the code prior to arrival
 
During Your Stay:
We are happy to communicate with all guests as much as necessary, but will otherwise leave you to enjoy your stay.

Other Things To Note:
Bed Configuration
 
The default bed configuration is 1 x double & 2 x singles, but the options available are 2 x double or 4 x  singles. This must be intimated to us at least 7 days before your stay, and cannot be guaranteed. If you don’t intimate a preference to us, we will make the beds as the default option.

We have a number of optional extras available to enhance your stay with us: These must be purchased at least 48 hrs before your reservation date.
