Cotswold House, in the village of North Nibley is a very large, super stylish, luxury property with a beautiful private garden.

It is unique in that it has a huge amount of downstairs living space as well as 6 large bedrooms which can accommodate up to 17 people (the bedrooms are large and several rooms can accommodate additional memory foam Z beds - usually for the children - and/or traditional metal framed Z beds if required).

The property is easily accessible from London, Bristol, Birmingham and Manchester.

The small village of North Nibley, in the heart of the South-West Cotswolds countryside, features a small shop cafe/ and two pubs within 15 minutes walk and is close to the market towns of Wotton Under Edge, Nailsworth, Tetbury and Stroud as well as Dursley. It is also in easy reach of Cheltenham (particularly for Gold Cup week), Bath and Cirencester as well as Badminton (for the annual horse trials in May).

The property can accommodate up to 17 guests in 6 bedrooms (as there are two sitting rooms guests can sleep in the smaller of these if happy to do so) and benefits from wood burners in both the sitting room and drawing room while the kitchen features a modern range oven with an induction hob and two full size fridges, one with freezer.

The house has a luxury boutique hotel feel with beautiful vintage furniture, a Farrow & Ball paint palette but also modern facilities such as very good Wifi, two large flatscreen TV's and a very well equipped kitchen. There is plenty of parking available at the property,

We are child friendly and provide a cot and high chair free of charge.

We are also dog friendly and accept one or two well behaved, mature dogs (no puppies please) for a small additional fee of £40 per dog per booking. For the benefit of future clients, we do ask that dogs are kept downstairs at all times and stay off the furniture and that no trace of dog hair remains after departure.

Photographer available – the owner of the house is a professional photographer and offers preferential rates for groups at the house so if you are celebrating a special occasion and would like some wonderful pictures do let us know.

Strict Noise Policy
As recommended by VRBO, we have a noise monitor installed. This measures decibel level only and does not record images or audio.
Whilst we want our guests to have an enjoyable, relaxing stay at Cotswold House, we are not a ‘party house’ as is made clear on our VRBO listing. We do
have a noise policy in place and ask you to please be courteous to our neighbours and not to make excessive noise after 10pm and before 9am,
especially outside. Failure to observe this policy may result in you being asked to leave.

Cancellation Policy
Bookings cancelled more than 60 days from the arrival date will be entitled to a full refund. Unless your reason for cancellation is due to government Covid restrictions preventing your visit, we do not offer any refunds on cancelled bookings made within 60 days of the booked arrival date and all deposits are non-refundable.

All bookings are made subject to the cancellation policy set out in the Terms & Conditions - which you will be sent upon inquiry.

This property is strictly a no-smoking property.

Security Deposit
A refundable deposit of £700 is payable two weeks before arrival which will be returned to you after an inspection of the property following your departure. The property should be left as it was upon arrival and if there is work to be done above and beyond the general cleaning and bed changing then the owner has the right to charge for extra tidying up etc.

Occupancy
The maximum occupancy of the property, including its grounds, is 17 people, at any point during your stay. Unauthorized occupancy is a breach of the Terms & Conditions and can result in the cancellation of the booking as well as additional charges. Please let us know if you want to discuss having more guests at the property than the specified 17. Infants do not count towards the total occupancy figure however, we can only accommodate three additional infants.

Accommodation - a floor plan is available

Cotswold House can sleep 17 guests in 6 double bedrooms of which two are en-suite. The bedroom configuration consists of five flexible twin or double rooms and one fixed double room. There are also four comfortable fold-up single beds - memory foam and/or metal framed - which can be made up upon request. Just let us know your requirements beforehand and we will ensure your bedroom arrangements are configured before you arrive.

Arrival and Departure Times
The standard arrival time at Cotswold House is 4pm and the standard departure time is by 10am however, we try to be flexible on this where possible particularly for two-night weekend bookings. For weekend breaks which begin on the Friday, you can depart as late as you like on the Sunday provided we don't have another booking coming in that day - PLEASE DO CHECK WITH US FIRST. For visits arriving on a Saturday, you can arrive as early as you like.

We can provide keys via a key safe so it doesn't matter if you arrive late at night.

Grounds
Cotswold House is set in a beautiful, well-stocked private garden with a designated hot tub area, paved terrace complete with a BBQ (in season) and table and seating for outdoor eating.

There is also a garden swing and outdoor games such as table tennis and badminton.

Parking
There is parking for up to 6 cars within the grounds.

Electric Cars: We charge £15 per individual electric car charge which can be paid via BACS transfer using the payment details provided upon confirmation of booking.

Restrictions
• Well behaved, mature dogs (no puppies please) are allowed at the owner’s
discretion – charged at £40 per dog.
• Sorry, weddings at the property not available - wedding guests very welcome.
• Sorry, smoking not permitted.
• Sorry, no stag parties.
• Late night noise restriction policy in place.

Third Party Suppliers/Entertainers
Other than a private chef, we do not permit other third-party suppliers/entertainers (such as DJ’s, live musicians, cocktail bars/mixologists, Drag acts, etc) either in the house or outside area . Please contact us if you are in any doubt at all.

Decorations and Dressing the House
If you are planning on wanting to dress the house in any way for a special occasion then please contact us beforehand for clarification on what is/isn’t permitted. We are very happy to go through this with you.

We do not permit the following either in the house or outside area:
• Use of balloons with plastic discs inside
• Use of glitter as this gets everywhere including bed linen, towels, in the
carpets, etc
• Attaching Bluetac or Sellotape to walls
• Hanging anything from the wall lamps or Drawing Room chandelier

Accessibility, health & safety

This is an old property and has lots of character features including low beams in one room as well varying floor levels so those with limited mobility or carrying babies should be aware that exiting the property in the event of an emergency could be more difficult. There are hard wired smoke and heat detectors in the house that operate on a sound only basis so those who have a more severe hearing impairment may not be able to hear them and could be at risk.

The rear garden is very family-friendly but like most gardens, is not 100% child or dog proof. There is an open gateway and drive which both have access to the road so young children and animals should not be left alone and should be supervised at all times.
