Groups of respectful hens who agree to our house rules are very welcome at the barn. We receive many enquiries from future brides and having hosted many in the past, we find they are one of the most respectful groups to host.

The barn is located within walking distance to The Rushcliffe Golf Club and in close proximity to Hadfield Guns & Lakeside Sporting, venues enjoyed by our corporate clients looking for team building activities.

For those looking for something extra special, a Private Chef (£39 per head) can be recommended who will visit the barn and deliver a fine dining experience in the luxurious surroundings of this enchanting period property, in the fully equipped Chef's Kitchen.

Additional stress free catering options are also available, including a pizza truck to visit the barn and make bespoke pizzas for you and your guests (£18 per head), luxury charcuterie grazing boxes and table lays (£11 per head), afternoon tea (£12.50 per head) and continental breakfast boxes (£7 - £10 per head).

For those looking for a picturesque walk to a local country pub, The Star Inn is located only 25 minutes from the barn on foot. Stroll along the Midshires Way through the West Leake Hills and the beautiful South Nottinghamshire countryside, and through the historic and charming village of West Leake, documented in the Doomsday book by William the Conqueror in 1086. A guest favourite for food and drinks.

THE GARDENS / GROUNDS
The resort consists of 2 newly refurbished farm buildings which stand in a private and gated complex comprising of 4 acres of landscaped gardens.

Guests will have exclusive access to all 4 acres of the grounds which comprise a beautiful flower garden, a patio, a decked area, a Lay-Z-Spa hot tub (unavailable when temperature is lower than 6 degrees), vegetable patch and amenity field, all of which are south facing.

The flower garden and patio is perfect for outdoor dining. Morning coffee or afternoon tea is highly recommended in the flower garden as the setting is picturesque, not only of the garden but also the backdrop which consists of an infinity style view of the British countryside.

The vegetable patch provides organic produce which guests are welcome to help themselves to and enjoy when in season. Produce consists of raspberries, rhubarb, strawberries, redcurrants, courgettes, potatoes, garlic, onions, carrots, celery and asparagus. Plums and cooking apples can also be picked from the trees.

The 2 acre amenity field can be enjoyed by guests where they are welcome to take walks to see the sheep and horses in the neighbouring fields. The views from the field are truly spectacular and picnicking in the field is highly recommended. Incredible sunsets can be viewed from the field.

The grounds are surrounded by private bridleways and nationally significant walking routes (such as The Midshires Way), expect to see pheasants, squirrels, owls, red kites, buzzards, sheep, horses and the adorable barn cats roaming the grounds. Many wonderful walks start at the end of the drive, including a picturesque 25 minute walk to a local country pub.

Please note, due to the outstanding location of the Barn in the heart of the British countryside, surrounded by wildlife and walking routes, we ask that guests who book with us respect the peaceful nature of this location. Before booking, please read our house rules and check the house rules are a good fit with your group prior to booking. The Barn is not a party house and activities such as live musicians, DJs, karaoke etc which cause a noise disturbance are not permitted.

THE BARN (SLEEPS 10)
The open plan, farmhouse style Chef's Kitchen / diner is the perfect space for entertaining. It is fully equipped with a Range cooker, dishwasher, fridge, microwave, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The comfortable oak farmhouse style dining table has a seating capacity of 10, the island bar seats 4. A pop up table which can seat 10 guests is also available for large groups who wish to dine together.

The living room / snug can be closed off as a separate room or opened up and adjoined to the kitchen / dining room to create a very large open plan entertaining space. This beautiful room incorporates a log burner (logs supplied) and a smart 49" TV with access to the internet, Netflix and movies. Laptop HDMI cable also supplied. This room has access to 1 double sofa bed (sleeps 2).

Also situated on the ground floor is a boot room, WC and utility room with integrated washing machine, dryer and American style fridge freezer with filtered water and ice dispenser.

The luxurious master bedroom is situated on the 1st floor. It has beautiful vaulted ceilings which showcase the original barn beams and exposed brickwork. The room incorporates ample wardrobe space, a dressing table, a sofa and en-suite bathroom. The views from the master bedroom are exceptional. Sleeps 2

Bedroom 2 has a feminine design with a teal colour pallet, perfectly designed to compliment the vaulted ceilings showcasing the original barn beams and exposed brickwork. The bedroom furniture is constructed from mirrored glass and consists of a dressing table and chest of drawers. This room offers remarkable views of the surrounding fields and stunning sunrises. Sleeps 2

Bedroom 3 is double room with an alpine / stag theme. The room has been converted to highlight the vaulted ceiling which showcase the original barn beams and exposed brickwork. This room incorporates a double bed as well as bunk beds (2 x single beds), a TV and an armchair for quiet relaxation. Beautiful views of the flower garden and patio from this room. Sleeps 4

The family bathroom can also be found on the 1st floor. It has been designed from slate with luxury in mind. The room features a large bath and rainfall shower.

THE STABLES (SLEEPS 10)
The open plan kitchen / diner is the perfect space for entertaining. It is fully equipped with a cooker, dishwasher, fridge, freezer, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The farmhouse style dining table has a seating capacity of 8, the island bar seats 4.

The snug is located on the 1st floor and the impressive apex windows provide an outstanding view of the amenity field. Whilst blackout blinds are not attached to these windows, a privacy screen is provided. It is a very large open plan entertaining space with 2 sofas which fold out into 2 double beds (sleeps 4) and a smart 49" TV. Please see image 61 which shows the 2 double sofa beds as sofas, and image 62 which shows an example of one of the sofa beds made up as a double bed.

The large and spacious master bedroom is situated on the 1st floor. Incorporated into the design are impressive apex windows giving an outstanding view of the barn, whilst blackout blinds are not attached to these windows, a privacy screen is provided. A TV is located in this bedroom.

Bedroom 2 & 3 are located on the ground floor. Both are luxury en-suite with wet room style showers. These bedrooms have beautiful floor to ceiling windows / patio doors.

The barn is located in close proximity to Holme Pierrepont County Park, home of the National Water Sports Centre. For those looking to undertake outdoor water sports, you can find activities such as an inflatable obstacle course (suitable for adults and children), Rapids, Kayaking and Paddleboarding. For those who prefer dry land, high ropes adventure sky trail courses (2ft, 12ft & 24ft) are available where you can tackle rope walking and cargo nets, as well as activities such as mini golf, rock climbing and archery combat.

Also located in close proximity to the barn in Nottingham City Centre is the Roxy Ball Room (Cornerhouse), where you can enjoy activities such as Karaoke Rooms, Ten Pin Bowling, Pool, Beer Pong and many more activities, all of which are designed to entertain large groups. You will also find activities such as the Bierkeller and River Trent Party Boat in Nottingham City Centre, as well as the Hockley Arts Club for bottomless afternoon tea, or Pitcher & Piano for bottomless brunch.

The Hanwell Wine Estate is located only 9 miles from the barn, ideally placed for those looking to undertake a Vineyard or Winery Experience. (Wine tasting from £12.50 per head).

The host can also signpost guests who are looking for additional experiences to local suppliers: cocktail making masterclasses (£29 per head) and beauty treatments and pamper parties (from £29 per head).

Should you require the barn to be decorated for a special occasion, suppliers can also be recommended for balloon arches, large helium balloon letters and numbers and balloon centrepieces.

Located in Loughborough, this cottage is in a rural area and next to a golf course. Broadmarsh Shopping Center and Westfield Broadmarsh Shopping Centre are worth checking out if shopping is on the agenda, while those wishing to experience the area's natural beauty can explore Rushcliffe Country Park and Cotgrave Country Park. Delta Force Paintball Kegworth and Ten Pin Bowling are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.
