## Neighborhood

With the Emirates Stadium a short walk away, this is the ideal spot for die-hard Arsenal fans. However, football definitely isn't the only advantage this area has and it is a safe and friendly area, with many families and young children living here. The flat is at the end of a terrace and although surrounded by gardens and inaccessible wasteland, it is not overlooked and incredibly secure and peaceful. Ideal for a child as few steps and access to a secure garden, with a table and chairs and a BBQ. The flat is fitted with all mod cons, Freeview and Apple TV (you will need your own account to access Netflix) and high speed fibre optic broadband. The kitchen has a large fridge freezer, washing machine/dryer, microwave, toaster, kettle and cafetiere/Aero press tea pot and ice cream maker.. It is equipped with brand new crockery, cutlery, glasses pots and pans etc and the cupboards have all the food essentials, such as tea, coffee, sugar, salt and pepper, cooking oils and jams. There is a local nature reserve in Drayton Park, accessed via the woodland walks on Gillespie Road, just round the corner. With Arsenal tube station (Piccadilly Line) a mere 2 minute walk away, and Finsbury Park (Victoria Line) about 10 minutes, getting into the city and around central and neighbouring London couldn't be easier. Blackstock Road and Highbury Barn is just a short walk away and offers plenty of fresh and tasty options for brunches, lunches and dinners. There are frequent day and night buses into Islington or Highgate and Hampstead and further afield to the City and Central London, including most of the main line stations. Whilst there is a Tesco Express on Drayton Park, the area is well served with a large Waitrose and Sainsbury's on the Holloway Road and at Angel and a late night Little Waitrose, open 7 days a week at Highbury Corner.. This really is a great neighbourhood and so perfectly located!

## Transit

Arsenal Tube: 2 mins
Finsbury Park Tube/Overland: 7 mins
Drayton Park Overland: 8 mins
Although this is a controlled residential parking area, there are parking meters and is largely free at weekends. The Islington website sets out all parking facilities and restrictions.
