Old Paddock has been the subject of total renovation and is now a contemporary and distinctive home of over 3,400 sq ft. The 6-bed property has a stunning 30 ft kitchen/breakfast room with a large skylight, flooding the room with light. The spacious ground floor has oak floors throughout with under-floor heating.

The well-proportioned reception rooms include a large TV room with Dolby 5.1 surround sound, and another TV in the kitchen area. Ceiling speakers throughout are connected to an integrated home audio system, allowing you to stream music, and coloured feature lighting in the kitchen completes this great entertaining space. The dining room table seats eight comfortably though seats can be added for more.

Access to the mature garden is via 25-foot bi-fold doors, opening up to a large patio area with outdoor seating for a further 14 people. A double-hammock, sun-loungers and tropical planting make this an oasis in the summer. A gas-powered BBQ makes outdoor dining a pleasure. Also, bring your tennis rackets…!

Brand new towels and luxury 400 thread-count Egyptian cotton bedding completes your luxurious stay.

1. Master bedroom (sleeps 2) – double-width, en-suite, super-king luxury bed, with fine views across the Chiltern fields and garden
2. En-suite bedroom (sleeps 2) – large room, double bed, lovely views across the garden
3. Top-floor studio (sleeps 4) – en-suite, filled with natural light from skylights, double bed and double sofa bed
4. Bedroom 4 (sleeps 2) – large room overlooking fields with super-king bed
5. Bedroom 5 (sleeps 2) – double bed
6. Bedroom 6 (sleeps 3) – super-king bed with option for additional single bed if required, easily fitting in this large room

Rules:
Due to some guests leading to noise complaints in the past from neighbours, in which the council have been involved, we need to reluctantly enforce the following:

1. No access to tennis court if there are over 6 in your group (the whole booking, not just people on the court)
2. Garden access by request, and no access outside after 8pm, apart from the front if you need to smoke
3. You are welcome to use the house as a social space, but not to use the house solely as a party venue i.e. if you plan to party, do it out of the house (loads of good pubs/ bars nearby) and come back to sleep and chill in the house.
4. in some circumstances, groups of six or more may need to be related. any questions on this, please ask.

Also, strictly no smoking inside.

There are 3 CCTV cameras in the garden for security. These do not record any activity inside the house.



There is off street parking for four cars to the front of the house and an attractive garden to the rear with patio and turfed areas.

Located in Henley-on-Thames, this vacation home is in a rural area. Chiltern Hills and Mapledurham Country Park reflect the area's natural beauty and area attractions include LEGOLAND® Windsor and Weekend Warriors Paintball. Delta Force Paintball Reading and Longridge Activity Centre are also worth visiting. Take an opportunity to explore the area for water adventures such as motor boating and other activities like birdwatching.
