An unusual glass-sided staircase leads to the first floor with two beautifully presented bedrooms both with en suite bathrooms; one with a fabulous claw foot bath.
Outside is a pretty, fully-enclosed garden with a lawned area for children to play, a terrace for outside dining during the warmer months and lovely views across the estate parkland. Please note that a courtyard area to the rear is not available to guests.

OUTSIDE
Crailing Coach House sits in a pretty, fully enclosed garden with a lawned area and terrace with outside furniture and a barbecue. There is private parking for two cars within the enclosed garden area. Guests are welcome to walk around the wider estate. The courtyard area to the rear is not available to guests. Storage for outdoor kit and bikes can be made available on request.

There is ample parking available next to the property.
BABIES & CHILDREN
A travel cot and highchair is available on request. The garden is fully enclosed for children to play.
DOGS
Regretfully the cottage is not suitable for dogs.
GUEST AMENITIES
Both bedrooms are spacious with plenty of storage space. The beds are made up with high quality bed linen, feather and duck down duvets and duck down and hollowfibre pillows. A hairdryer is supplied in each bedroom. Bath sheets and hand towels are provided for all guests. Guest toiletries are provided.

There is Wi-Fi at the cottage. There is good mobile coverage on most networks.
HEATING
Crailing Coach House has biomass (woodchip) central heating in addition to the wood burning stove in the living area. A generous initial supply of logs and kindling is provided.

For guests looking to holiday together, this cottage can booked alongside Crailing Cottage, sleeping 5 and Crailing House, sleeping 12. Crailing Cottage is located next door and Crailing House is a short distance away.
Located in Kelso, this vacation home is in a rural area. Monteviot House and Mary Queen of Scots House are local landmarks, and some of the area's activities can be experienced at Borders Abbeys Way and Kelso Racecourse. Woodside Garden Centre and Scott's View are also worth visiting. Fishing offers a great chance to get out on the surrounding water, or you can seek out an adventure with horse riding, hiking/biking trails, and cycling nearby.
