Located just a 15 minute walk from the centre of medieval Rye this spacious holiday home is within easy reach of the many independent shops cafes and restaurants the town has to offer. Here you can pick up supplies for your stay together with fresh fish and collectable antiques. Battle Hastings Winchelsea and Pett Level are all well-worth a visit while the stunning Sussex Coast boasts excellent walks. The kitchen dining room and lounge are all open plan to provide a sociable and airy family space. The kitchen has been decorated in a traditional style with wooden units a gas Aga and wooden floors. Here you will find a combination microwave/oven fridge freezer Nespresso machine and dishwasher. The dining table seats 12 and is just the other side of a kitchen unit making for sociable cooking time. Beyond two large comfortable sofas sit at either side of a woodburner in a cosy space. A separate lounge provides an additional more peaceful space in which to relax with a good book chosen from the large bookcase. A family TV room and separate playroom with board games a TV and DVD player provide more than enough space for children and teenagers. There is also a downstairs WC. Upstairs there are two king-size bedrooms each with large dual aspect sash windows wooden flooring and en-suite shower rooms with WC. Also on this floor are two single bedrooms a twin bedroom and a bunk bedroom (suitable for children only). The smaller rooms share a large bathroom with overhead shower ad WC and a separate shower room. There is a study area with leather sofa desk and French windows to an outside patio area for anyone wishing to work while they re away. Up on the second floor there is a private suite with double bedroom small snug area and en-suite bathroom with a shower over the bath. With slanted ceilings French windows opening onto a balcony and fantastic views across Romney Marsh this is a stunning hideaway in the eaves. Outside a patio area with table and chairs gives way to a large lawn perfect for children and dogs to enjoy. With rattan table and chairs sun loungers and additional garden furniture this is a private and peaceful spot for a summer BBQ with the whole family.
