A period farmhouse with a large garden in a very peaceful and quiet valley with access to some excellent Private Trout and Grayling Fishing on the River Irfon. There are some great woodland walks and hill walks with glorious views across the Wye Valley and only 3.5 miles from Builth Wells and all the events at The Royal Welsh Show Ground.

Sleeps 8 - 4 Twin Rooms and 3 bathrooms 4 toilets

A very spacious well equipped kitchen with a famhouse style dining table and chairs, electric cooker and hob, microwave, dishwasher, fridge and a freezer.

The large utility room has a washing machine and masses of room for storage and a second useful sink.

Downstairs cloakroom: With hand basin and toilet.

The sitting room is light and spacious with a wood burning stove, comfortable sofas and chairs and with a door leading out to the sunny terrace and garden. TV with Freesat and DVD

A second smaller "games room" or snug with chairs and a good selection of board games.

Upstairs to four bedrooms - designed to sleep any combination of 8 guests :

Bedroom 1: A very spacious bedroom with fabulous views with twin beds which are be made up as a double and an en-suite bathroom with a bath with a shower over, hand basin and toilet
Bedroom 2: A bedroom with twin beds - beds can be pushed together to form a double.

This lovely farmhouse in a very peaceful and private location yet only 3 miles from Builth Wells, sheltered on one side by an enormous ancient oak tree and surrounded by miles of woodland and farmland. From the house it is only a five minute walk over the fields to the very pretty tiny parish Church of St. Davids at Llanynis, set beside the River Irfon and where the last Welsh Prince of Wales, Prince Llywelyn reputedly prayed in 1282 before his final battle in nearby Cilmery where he was defeated by the English.
This is a wonderful location for nature lovers with over 350 acres of woodlands and farmland to walk and explore with well cared for bridle ways and footpaths and where Red Kites and Peregrines abound to name just a couple of the resident birds.
The River Irfon also has some really beautiful deep pools for wild swimming and paddling or just to sit beside the river for a picnic and watch the flowing on down to the River Wye.
The River Irfon, within walking distance just across the fields, provides some excellent Trout and Grayling fishing. The Irfon is a major tributary of the River Wye, so with 2 miles of double bank and one mile of single bank private fishing - this is a great location for six fishermen. The Fishing is £20.00 per rod per day - discussed and payable to the owner.
A great place for bringing bikes with quiet lanes to explore or the mountain Bike trails up and around Llanwrtyd Wells, in Cambrian Hills, The Abergwyesyn Valley, Elan Valley with its spectacular Reservoirs and Dams, The Crychan Forest and beyond.
The closest pubs are The Trout at Beulah or The Aberceiros Inn at Llangammach Wells approximately 10 minutes drive from the farmhouse or for a bit of pampering whilst the chaps fish why not book into The Spa at The Lake Hotel at Llangammach Wells or try the little pub called The Red Lion at Llanafan Fawr.
