All bedrooms and living areas enjoy direct views over the National Park.

Inside the main house, the spacious open-plan living/dining room has been tastefully and stylishly furnished, and has features such as slate tiled floor (underfloor heating throughout), an open fire and two sets of French doors, maximising on natural light and the stunning vista. The well-equipped kitchen has a traditional Aga as well as a conventional oven/hob, American-style fridge/freezer and a separate wine fridge. There is a separate toilet as well as a handy boot/utility room on the ground floor.

Upstairs, there are four bedrooms, two of which are en-suite, and a family bathroom. The separate annexe, adjacent to the main house, has two entrances leading to two individual accommodation areas. One has it’s own living room, bathroom and steps up to the bedroom. The other entrance leads to a further bedroom with en-suite bathroom. The property has parking for three cars, but there is also a New Forest car park nearby for extra cars.

Meadow Pipit stands in an elevated position within 2½ acres of landscaped grounds. There is a pretty sitting-out area with garden furniture and barbecue under a pergola adorned with wisteria. What better way to spend a warm balmy evening than with an aperitif, al fresco dining and enjoyment of the beautiful natural surroundings? Meadow Pipit is the perfect place to relax and savour the uninterrupted, panoramic views. Every morning you will awake to the sound of birdsong, and the property is a haven for bird life with multiple bird boxes attracting a variety of small birds like tits, finches and robins. Kites, woodpeckers, doves and owls can also be seen. Deer, pheasants, rabbits and badgers all also frequent the property. Wild ponies graze on the distant rolling hills whilst donkeys wander past the front gate.

This area is a walkers and cyclists haven, with scenic walks and off road cycling direct from the door, and the New Forest is known for its extensive walks and heathland. Cranborne Chase and Martin Nature Reserve are nearby, and the house is only 300 yards from the nearest pub serving food! There are five good pubs within walking distance and many golf clubs. Sandy Balls, the popular lodge park, has great leisure facilities, whilst horse riding is available from the local stables. The nearest beach is Mudeford, about half an hour’s drive, and Bournemouth, Poole and Sandbanks are also all within easy driving distance.

This is a great touring base from which to visit the extensive attractions in the area. Nearby, the charming town of Fordingbridge, straddling the gently flowing River Avon, has a host of pubs, cafés and shops, including antique stores and an independent bookshop. Rockbourne is good for fly fishing and there is coarse fishing at Fordingbridge, and a water park with various water sports including windsurfing and boating is just outside of Fordingbridge.

There are convenient road links to Ringwood, with popular brewery tours, the cathedral cities of Winchester and Salisbury, Stonehenge, the Tank Museum at Bovington Christchurch Priory and Harbour, Marwell Zoo and Peppa Pig World at Paulton’s Park. Other attractions within easy reach include the Beaulieu Motor Museum, Monkey World, Avon Heath Country Park and New Forest Otter and Owl Park. The maritime cities of Southampton and Portsmouth, as well as the Isle of Purbeck in Dorset, are within easy driving distance. Beach 17 miles. Shop 1½ miles, pub and restaurant 300 yards.
