Upcott Farm House in Exmoor National Park is a traditional family farmhouse offering accommodation for 5 - 16 guests (14 in beds, plus sofa bed), ideal for a family breaks in rural Exmoor. The private family heated indoor swimming pool is open to house guests only. Located in the middle of Exmoor National Park(a Dark Sky Reserve), just outside of Winsford Upcott Farm House is a fantastic base for exploring the West Country while still being a working farm. Bring your well-behaved dogs (4 max) for long leisurely strolls in the beautiful countryside, footpaths right outside the door.

Upstairs there are four double bedrooms (one with en-suite shower room and toilet), one twin room, triple room(one double bed and a single z type bed) and a single bedroom. There is a spacious family bathroom with shower over bath and hand basin, plus separate toilet. There are two further shower rooms with hand basins, and one includes toilet too.

Downstairs there is a large family fully equipped kitchen with a small breakfast table, and complete with a large inglenook displaying implements that would have traditionally been used. The kitchen is fitted with two electric ovens plus a further small oven/grill, and hob plus dishwasher. Adjoined to the kitchen is the porch which houses the washing machine and tumble dryer. There is a large cold store/larder containing additional tall larder fridge (in addition to the under-counter fridge in the kitchen) and chest freezer, plenty of space to store a large family supply of food! The spacious boot room to the rear of the house has an exterior door, so access with muddy boots can be made via this entrance, there is a downstairs toilet off the boot room. The sitting room overlooks the front garden, it is spacious and has an open fire. One of the sofas can be converted into a sofa bed plus a memory topper for two additional guests, in order for the property to accommodate a total of 16 guests. The dining room, across the hallway, looks out over the front garden too and the large dining table provides plenty of room for everyone to sit down to eat together.

The small garden to the front of the property is level and enclosed by an ornate metal fence. The garden to the side/rear of the house contains the family-heated swimming pool. The rest of the garden is slightly sloping and terraced, it is enclosed by a fence also. The view from the garden is across the yard to the surrounding countryside.

***Security deposit
A security deposit of £400 is required when booking this property. This amount will be added to the total price of your booking and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.

Bed linen and house towels are provided, but not pool towels so please bring these with you.
Wifi, heating, and electricity is included (sorry, not including car charging - unfortunately, there is no EV charging point on site, and cannot offer to charge your car due to the capacity of the domestic supply)
For this reason, we would kindly ask you NOT to charge your EV from the Farmhouse. If you need to charge your vehicle, there is a nearby EV charging point at The Rest and Be Thankful at Wheddon Cross about 10 mins away)

Up to 4 dogs, well-behaved dogs are welcome (£15 supplement per dog)
Two high chairs and two travel cots can be provided (bed linen not provided for the cots) also changing mat, toilet step x 2, and child's toilet seat if required.

Minimum stay is 3 nights (sorry, no 2 night bookings)

Access to Upcott Farm House is by interesting narrow and steep country lanes (if you are unable to make the sharp left-hand turn into the drive if coming up the hill please go up to the top of the hill and turn at the black barns then take the driveway from coming down the hill 2nd turning on the right). also please note there are NO street lights on these narrow lanes

This vacation home is located in Minehead. Exmoor National Park and Holnicote Estate reflect the area's natural beauty and area attractions include The Chocolate House and Exmoor Owl & Hawk Centre. Blenheim Gardens and Exmoor Adventures are also worth visiting.
