Hidden away on an exclusive private estate, this large home is just a few steps from the quiet beach. Inside the house is bright and spacious, with plenty of room for 8 guests (max 6 adults) and a dog. Two sitting rooms allow the family to spread out, one cosy with an open fire and the other a playroom with kids toys and games. A large kitchen-dining room is the central hub for cooking and catching up over dinner.
Upstairs there are 2 king size bedrooms, a single with trundle bed (trundle is suitable for a child up to ten years old) and a bunk bedroom. There are two bathrooms on the first floor, one with bath and handheld shower, and the other a Jack-and-Jill en-suite with bath and separate shower which can be accessed from both the master and the trundle bedrooms (please note low door from master, see photos). There is also a large utility with WC and shower on the ground floor.
Outside, there is a huge lawned garden, and just over the road the beach beckons. At high tide there is a pebble shore, but soon the sea rolls back to reveal vast sands and shallows ideal for little ones. Try a sunset swim or a bracing early morning dip!
LOCAL AREA:
Middleton is a low key village offering essential shops along with a couple of pubs and takeaways, a delicatessen and a very good fish and chip shop. For eating out try Fino in Felpham, Mustards and Chez Moi in Bognor, and The Boathouse in Littlehampton. Also nearby: Bailiffscourt Spa, Chichester Cathedral, Chichester Festival Theatre, Goodwood House and events, Arundel Castle, Butlins Resort and Splashworld water park.

- There is a security deposit of GBP300 which is a condition of booking, if it is not taken by this platform we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Pets: 1 well-behaved dog is allowed at a cost of GBP25 per week or part week. Two dogs may be allowed with prior agreement only.
- This is a family-focussed home and not suitable for parties. There is limited allocation for responsible groups of friends or couples with prior agreement, please check with us first. Max 6 adults (8 guests in total with children, including at least one child under 10). For continued enjoyment of genuine bookings, stag, hen and party groups are not permitted, and will be refused entry without refund. If you have any doubts, please contact us.
- Accessibility: 2 steps to front door and 3 to back door. 4cm step over threshold from front porch, low step (4cm) into playroom. 10cm step into shower cubicles. Low/angled door from master bedroom into bathroom, see photos. Staircase with banister to the first floor, splitting towards the top. Left split has 5 steps without banister leading to master bedroom, trundle bedroom and a bathroom. Right split has 5 steps with banister, leading to second king size room, bunk bedroom and a bathroom. Other internal floors are level with no internal steps.
- Kitchen: single elec oven, 4 ring gas hob, tall fridge-freezer, dishwasher, kettle, toaster, microwave, cafetière.
- Utility room: shower, WC, sink, washing machine, tumble dryer, clothes airer.
- Iron, ironing board, 1 hairdryer provided.
- One infant up to age 2 is welcome in addition to the total guest capacity. A second infant may be allowed with prior agreement only. 1 baby/travel cot (please bring bedding) and 1 highchair available on advance request.

Located in Bognor Regis, this cottage is by the sea. The area's natural beauty can be seen at Arundel Wildfowl and Wetlands Centre and Pagham Harbour Nature Reserve, while Picturedrome and Look and Sea Visitor Centre are cultural highlights. Harbour Park and Arundel Lido are also worth visiting.
