Nestled just off the A66, surrounded by majestic fells and swooping valleys is Hutton John, a small hamlet in the heart of the Ullswater fells. The area lends itself to peaceful breaks away, being just off the popular beaten tracks of the Lake District but close to many of the popular tourist hotspots such as Ullswater, Keswick, Grasmere, Ambleside and Bowness on Windermere. There are a range of activities on your doorstep, the Rheged Centre with cafes, galleries and shops is a 5 minute drive, Dalemain House and Gardens and the Alpaca Centre are 15 minutes drive and Lake Ullswater itself with lake cruise and watersports is 10 minutes away.

The outdoor enthusiast can enjoy an abundance of walks from the door with woodlands, Great Mell Fell leading to Aira Force and the Caldbeck Fells all within easy reach of your holiday retreat. The coast 2 coast cycle route passes the door and watersports on Lake Ullswater are within a 10 minute drive. After your day's exploring, return to the peace and tranquility of Hutton John where you can relax, prepare a delicious home cooked meal in the comfort of your well equipped kitchen and reflect on the day's adventures together. On the nights you prefer not to cook, Dacre and Penruddock each have a village inn serving home cooked meals and local ales, both within 3 miles. The cottage is on the owners 550 acre estate close to Lake Ullswater and has been lovingly maintained with the enthesis on environmentally eco friendly materials that lend themselves to the surroundings and provide a modern home from home from which to enjoy a peaceful break away.

Modern day living effortlessly combines with the character of the farmhouse built in the 1770s. The spacious accommodation offers 4 ensuite bedrooms, 1 of which is on the ground floor perfect for those with mobility issues (there is a small step down to the bedroom) and a further bedroom and bathroom. With a spacious sitting room to accommodate everyone and a family room, Springfield Farm is a base from which 2 or 3 families holidaying together can enjoy each other's company or find their own little corner of the cottage to relax and unwind away from the group. The front of the house overlooks the pretty farmhouse garden with mature planting and to the rear of the farmhouse is a patio area, perfect for al fresco dining. The farmhouse is located just off the A66 and close to a working farm, the owners have taken all steps to reduce noise and to provide a comfortable, relaxing home away from home.

The cottage has oil central heating and comprises: Entrance hallway with boot room (opposite) and space to safely store bikes. Spacious sitting room with comfy sofas around the wood burning stove, TV and DVD player. Family room/children's play room with TV, DVD player and a selection of books and games. Dining room with table and chairs for you all to congregate and enjoy your meal together. Large breakfast kitchen with central island, electric cooker, dishwasher and microwave. Utility room with fridge, freezer, washing machine and tumble dryer. Step down to a twin bedroom suite with dressing room, sofa and en-suite shower room.

To the first floor there are 4 further bedrooms; 3 double rooms each with king size beds and en-suite shower rooms. Twin bedroom. Spacious family bathroom with bath and shower cubicle.

All oil, electric, bed linen and towels provided. Cot and highchair available. 2 well behaved dogs welcome. Private parking for up to 5 cars. Mature farmhouse garden to the front of the cottage and patio area with table and chairs to the rear of the cottage.

This cottage is located in Penrith. The area's natural beauty can be seen at Lake District National Park and Yorkshire Dales National Park, while Penrith & Eden Museum and Threlkeld Quarry and Mining Museum are cultural highlights. Rookin House Activity Centre and Lakeland Bird of Prey Centre are also worth visiting.
