Tree Tops at The Falls is a 3-bedroom duplex set on the former site of the old Bobbin Mill that overlooks Stock Ghyll in an area of lush woodland and tumbling waterfalls cascading from Red Screes above. Many of the original buildings have been converted into super accommodation. This sought-after area of Ambleside is popular for holiday-makers given its peaceful surroundings, yet it's only 500m from Ambleside town centre where you'll find shops, bars, cafes and more.

Treetops benefits from a private parking space as well as additional onsite visitors parking. The light and bright property span two floors. The first floor is the open plan living and dining area that opens out onto a wooden balcony, overlooking the lawn garden and the woodland. Leading off the dining area is the kitchen. Into the hall is a shower room and two well-appointed bedrooms, one of which is ensuite with a door to the balcony.

Upstairs is the family bathroom and the twin bedroom with a TV/DVD and a Wii games console with games, perfect for kids to enjoy while the adults spend time downstairs.

Outside, guests are welcome to use the grassed garden areas. There is also a shared, BBQ area on the estate that overlooks the river.

First floor:
Living & dining room: With two large sofas, 49" Smart TV with Freeview, double patio doors opening to the wooden balcony.
Kitchen: Well equipped with a washing machine, dishwasher, oven and hob, fridge & freezer, Nespresso CitiZ & Milk Coffee Machine, kettle, toaster and plenty of cupboard storage space
Bathroom 1: Shower cubicle with electric shower unit, loo, basin with shaver sockets, heated towel rail.
Bedroom 1: Super king-size double bed (can be split into two single beds - please let us know at the time booking), huge fitted wardrobe, en-suite with shower-over-bath combination, loo and basin. Door to the wooden balcony.
Bedroom 2: King-size double, again with a huge fitted wardrobe.

Second Floor:
Family bathroom: With a shower-over-bath combination, loo, basin with shaver sockets and a heated towel rail.
Bedroom 3: With two single beds, TV/DVD, a skylight and a window overlooking the living space downstairs.

Things To Note
Treetops is accessed from the outside via a stone staircase with a handrail, which may not be suitable for guests with limited mobility. Further, inside span two floors, the stairs also have a handrail.
Gas central heating, gas, electricity, bed linen, towels and WiFi are included (WiFi download speeds approx 10Mbs).
A travel cot and a high chair are available on request.
Change-over days are Monday or Friday.
Short breaks are available in the low season or within 60 days of arrival for peak season.

About The Location
The Falls is a highly sought-after area of Ambleside due to the peaceful surroundings and the easy 500m walk into the town centre. The market town of Ambleside sits at the North end of Lake Windermere, a short stroll from the cruise boats. The village is hugely popular with visitors due to the cinemas, tennis courts, pitch and putt / crazy golf and very large outdoor children's play area in Rothay Park. The scenery is also spectacular as are the choice of walks from the town, including Jenkins Crag (730ft) and Loughrigg Fell (1099ft).

Well worth a visit is Stagshaw Garden, a woodland garden with lovely floral displays set on a steep hillside overlooking Lake Windermere. From the garden walks lead through Skelghyll Woods to the fells beyond. There are strolls along the shore of Lake Windermere for the less energetic, boat trips down the lake and back, or maybe just potter around the many outdoor shops, craft shops and galleries before a good pub lunch.
