A luxury, modern 5 bedroom (all en suite) property situated over 3 floors. This large, light & fresh property benefits from a 7m x 13m gym, ping pong table, surround sound movie room, WIFI, Sonos, 3 balconies, 1 terrace, fully equipped BBQ, indoor heated swimming pool with swim jet & a hot tub.
This gated property, with security system & entrance phone, can accommodate 4 cars & is centrally positioned within the famous Sandbanks Peninsula. The property paintwork is refreshed yearly, we are constantly improving the property, offering a high level of luxury & comfort. This is an ideal property for families & can be equipped with stair gate, 2 high chairs & 2 cots WITHOUT extra cost.
There is a giant chest full of toys, a children's library for children to use. With plenty of puzzles & games for children & adults too there is plenty within the property to keep you amused. Combine this with the movie room, pool & secluded garden, it makes this property an all weather winner! The space within the property allows families plenty of space for the different dynamics of a group.
The Garden Level has a large, discrete, King en suite bedroom, 'Silver Sands', with direct garden access via French doors & steps. Ideal for guests requiring privacy away from the remaining party. Silver Sands is next to the utility room which contains an American fridge freezer, microwave, kettle, washing machine, tumble dryer, iron & ironing board. The room is perfect for a couple with a young baby, a nanny or elderly relatives looking for a tranquil retreat. Having the utility room next door with a American fridge freezer, microwave & kettle is useful for late night baby feeds.
This ground level is also home to the 7m x 13m gym & ping pong table & makes a perfect play room for children on a rainy day. There is also access to the pool on this level & above in the dining room. The pool doors are securely locked. We must stress children under 16 should not use the gym equipment and should be monitored if playing in this area.
The next level up, the 1st floor is the open plan living area. You will find 2 lounges, a kitchen and a dining room. This area creates a large space to entertain or relax in; the blue sofa lounge leads onto the dining room which has a 14 seat dining table. There are cushions in the nearest cupboard to give little ones extra height on the chairs. We also have 2 high chairs available. The dining room then leads into the large kitchen, giving you an immense feeling of space. Beyond the kitchen is our final room on this level, the movie room. With 3 flat screen TVs, you can watch TV in the blue sofa lounge, listen to the news & drink coffee by the kitchen island or immerse yourself in the comfy sofas & surround sound of the secluded, luxurious movie room, for a deafening & awesome experience.
The large modern, white, fully equipped kitchen is ideal for entertaining. It has a large glass topped island with 4 bar seats, wine chiller & LED mood lighting to create evening atmosphere. All 4 rooms on this floor have large French doors leading out onto a balcony or terrace, always giving you that opportunity for secluded peaceful moment if needed.
In the dining room, locked double French doors lead out onto the conservatory balcony, which overlooks the heated swimming pool & hot tub. An ideal spectators gallery. The conservatory has blue LED mood lighting & pool lights to create an atmospheric setting for night time swims. The pool has a swim jet which makes for a lot of fun for kids to swim against it.
The conservatory has doors that lead out onto the rear garden, where you find a lawn & patio area, which is equipped with an instant gas BBQ, outdoor rattan sofa & dining table (only the dining table is left outdoors during the winter). There is no access to the garden shed which houses cleaning materials & pool chemicals.
Walking through the front door of the house, the entrance hall is light & spacious, with glass & chrome balustrade leading to both the upper & lower floors. There is a toilet also located at the end of the hallway.
Walking upstairs from the hallway to the 2nd floor, you will find 4 large bedrooms, 2 king bedrooms & 2 childrens rooms. The first bedroom is 'Point Break' with 2 single beds with 2 extra trundles beneath the main singles (sleeps up to 4 children). It is immediately next to the family bathroom with bath. Point Break is next to the king bedroom, ‘Brownsea’ which has an en suite shower bathroom. Moving through a short corridor & open door you come to the remaining 2 bedrooms; the King bedroom, ‘Hook Sands’ with en suite Porcelanosa walk in shower & the final bedroom, ‘Spinnaker’, with 2 single beds with 2 extra trundles beneath the main singles (sleeps up to 4 children). Spinnaker also has an en suite shower.
The property is in walking distance to the award winning Sandbanks beaches & a short walk away from Swanage chain Ferry. The Royal Motor Yacht Club, Rick Stein Restaurant, Shell Bay Restaurant, Lazie Jack’s Cafe & The Haven Hotel, to name but a few are all in walking distance. Our location guide will help you with recommended restaurants & activities within the immediate area & surrounding area.
There are great events right on your doorstep; weekly fireworks, Sandbanks Polo, Bournemouth Air Festival, Camp Bestival by Lulworth Castle, Southampton Boat Show & a lot more!
On arrival we will give you a tour of the property & answer any questions you may have. We provide you with our hamper, just to get your holiday off to a perfect start. If you have a special occasion to celebrate, we can suggest in house dining options such as a chef that can cook for you in the property. We can recommend local companies that offer boat charter or help with organising water sports courses & equipment hire for children & adults. Sandbanks & the surrounding areas have breath taking views with so much to do. Even as a resident I still have much more to explore.
