The ground floor consists of an open-plan living space with exposed beams, a living area equipped with Freeview TV, a dining area, and a kitchen featuring essential appliances like an electric cooker, microwave, fridge, and washing machine.

On the first floor, guests will find two bedrooms: one with a double bed and another with a single bed that can also accommodate a bunk bed or a roll-out bed for children. The bathroom includes a bath and toilet, though there is no shower. The cottage is equipped with Economy 7 heating, and essential utilities such as hot water and electricity are included in the rental. Additional amenities available upon request include a cot, highchair, and stairgate. Guests can also access a shared stable with an extra freezer and a coin-operated tumble dryer.

The property boasts a variety of shared recreational facilities, including a games room with a coin-operated pool table and table tennis, as well as a children's play area. Outdoor features include a patio with garden furniture, a barbecue area, and the aforementioned 8-acre grounds. The indoor swimming pool is accessible to guests, with specific availability during the low season from November to March. Ample shared parking is provided, and it’s important to note that there are safety considerations due to an unfenced river and a covered pond on the premises.

These holiday cottages are part of a larger group of nine, with three specifically designed to accommodate disabled guests. The historic university town of Lampeter is conveniently located only a 10-minute drive away, providing access to a variety of restaurants, takeaways, pubs, shops, and supermarkets. Additionally, a local shop, post office, garage, and a pub/restaurant are within a 3-mile radius, ensuring that guests have all necessary amenities close at hand during their stay.
