Ingram House is a Large Holiday Home, an ideal place to stay with family and friends. Big Holiday House that sleeps 10 in 5 luxurious bedrooms. Ingram House has its own bar area with open fireplaces and large dining room.

This beautifully refurbished former Grade II listed, luxurious converted Georgian coaching inn and farm house, which sleeps 10 and is located on the outskirts of Hurst Green in East Sussex. The house offers stunning far reaching views from the back of the property over the valley and is surrounded by beautiful and well planted gardens.

Ingram House has high ceilings throughout the property, typical of Georgian houses and has been refurbished to a very high standard, with a smart boutique hotel feel. The property boasts a mix of antique and contemporary furniture, eye catching artwork, a modern and beautiful kitchen and spacious bathrooms.

There are wooden floors throughout the ground floor and all tiled rooms have under-floor heating.

All the bedrooms are very luxurious and have that wonderful sumptuous hotel feel to them.

Ingram House is situated on the A21 and is ideal for traveling to the towns of Hastings, Tunbridge Wells and beyond to the glorious countryside and beaches in Sussex and Kent. There are gardens, castles, vineyards and numerous good pubs and restaurants, including three Michelin star restaurants nearby.

During the summer there is a 4 night minimum stay at Ingram House - ideal time to spend a few days with friends and family.

Ground Floor

Porch with double doors lead into the main welcoming and elegant reception hall.

As soon as you walk through the door you get a sense of how lavish Ingram House is! Part of the original bar has been retained and makes a perfect party area, with wooden floors, bar stools and a portable Bose Bluetooth iPod speaker! This spacious area has an open fireplace, offers a mixture of sofas, chairs, book shelves and side tables.

To the left of the hall is an elegant dining room that has been furnished to a very high standard with 1950’s Murano chandeliers, murals and oil paintings, fireplace and a large table and chairs seating 10. There is even a darts board for after dinner entertainment!

Doors off the dining room lead into a separate hall and this area has doors to a downstairs shower room with WC, basin and a separate utility room with a washing machine, dryer and WC.

The modern, fully equipped kitchen leads off from the back of the bar and hall. It includes everything you need to enjoy your stay, from cooking a full roast dinner to baking a cake. There is a 4 door Range oven, gas hob, as well as a separate additional oven for when catering for those special occasions, a gas hob and extractor fan, a microwave, dishwasher and even a blender for making delicious healthy smoothies! The kitchen table seats 10 and means you can start your day with a leisurely breakfast in style! Kitchen doors lead out to a secluded patio garden with a table, chairs and a BBQ. A large lawned garden with stunning views over the valley lay beyond.

Outside the kitchen is a small corridor that leads into the drawing room which can also be accessed from the hall.

The opulent drawing room extends down the entire length of one side of the property. This luxurious room has seating for 10 combining sofas, chairs, side tables and a log burner which is ideal for the winter and those colder nights. Wonderful after a long walk and back to the house for tea and a real fire! There is a 50” television with Netflix, Freeview and a DVD player with a selection on DVDs. The drawing room has French doors that lead directly onto another patio area and this second “summer seating” has Rattan sofas, chairs and a coffee table, ideal to sit out and enjoy the sunset and a glass of something! This summer seating area leads directly into the garden once again offering beautiful views of the valley.

There are two other seating areas in the garden – a raised pergola with a wooden table and chairs and at the opposite side of the garden there are 2 teak lounge chairs. So many places in which to relax, unwind and to enjoy the views!

From the garden end of the sitting room is a small corridor with stairs that lead up to the….

First Floor

Open airy landing with bedrooms off and a large window which overlooks the garden, countryside and valley.

All the bedrooms are sumptuous and have been furnished to a very high standard and all bed linen is white hotel quality 'high thread count' linens with charcoal grey towels for bathroom use.

First super-King sized bedroom with super king sized bed, bedside table and lights, situated at the front of the property, with secondary glazing, 42" flat screen television with Freeview mounted on the wall, hair dryer, mirror, chest of drawers and a wardrobe.

Family bathroom with 'mega' shower, WC and basin, tiled with under floor heating.

Second King sized bedroom, furnished beautifully with a King sized bed, bedside tables and lights, cupboard, wall mounted TV/Freeview, hair dryer and wardrobe.

Third King sized bedroom has a Super king bed, bedside table and lights, built in wardrobes, hair dryer, wall mounted television and a flamboyant black velvet chair.

Fourth Bedroom with twin beds, bedside tables and lights, hair dryer, wardrobe and the original fireplace.

Fifth King sized bedroom with king sized bed, bedside tables and lamps, large wardrobe and hair dryer.

All of the bedrooms are beautifully decorated and have ample storage. The bedrooms at the front of the house all have secondary glazing making any road noise muted.

Second family bathroom with a bath and overhead shower, WC and basin. This bathroom is tiled with under floor heating.

The garden is a big feature of the house, it has 4 different areas where you can sit and enjoy the views. The patio area outside the kitchen is a sun trap and ideal for BBQ’s and sitting outside at any time of the day.

French doors lead from the sitting room to a large patio area, bordered by a wonderful olive tree, with rattan tables, sofas, chairs and with amazing views of the valley.

The pergola is elevated, situated to the right hand side of the garden with wooden garden table and chairs. This sheltered area offers breath-taking views across the countryside and on the opposite side of the garden are 2 lounge chairs, an ideal spot for reading or a quiet snooze!


Ingram House is a family home created by a couple of restaurateurs from London who use this as a base to entertain friends and family in the country.

Ingram House is suitable for children under 2 and over 8 years old. Babies are catered for with the travel cot (linen not provided) and high chair.

Ingram House is situated on the A21 and during certain times of the day road noise is to be expected, however there is secondary glazing in the bedrooms at the front of the house. All other rooms look out to the garden area and any noise is muted. The A21 is ideal to reach many local attractions, beaches, country walks, restaurants, pubs, steam train rides, etc the list is endless… Enjoy your stay….... in this deluxe property!

Located in Etchingham, this farm stay is in a rural area. Bodiam Castle and Pashley Manor Gardens are local landmarks, and the area's natural beauty can be seen at High Weald and St Helen's Wood. Rye Farm World and Clambers are also worth visiting. Windsurfing and sailing offer great chances to get out on the surrounding water, or you can seek out an adventure with cycling and horse riding nearby.
