Welcome to our family home.

You are greeted by the comfortable living room overlooking the lush greenery of the front garden. It’s the place where you will feel most at home, a haven from the outside world, there are 2 snug sofas for you to relax on. (Please note the Fireplace is not in use for health and safety reasons)

Further in, a beautiful dining area with views to the back garden and towards the sea.

The kitchen is fully-equipped and has all you'll need to whip yourself up a nice hot meal whilst you enjoy the stunning views.

There is a children's play area in the conservatory with toys and puzzles to keep them entertained.

There are 3 bedrooms, two with double beds and the third with a single bed. All the beds have been fitted with hotel quality linens for your comfort. The rear bedrooms have panoramic view overlooking the countryside and views toward the sea.

There is also a modern white bathroom where you'll find we have provided fresh towels and toiletries for your convenience.

In our home, your health comes first. We follow an enhanced cleaning protocol, with professional cleaning, and strategic disinfection.

We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home so please take good care of it as if it was your own.

## Neighborhood

A wonderful part of Brighton & Hove, here you get to enjoy the fresh air and tranquility of the countryside with Brighton City Center just down the road. The countryside surrounds the home, but just a short walk across the nature reserve in front of the home will take you to the lovely village nearby.

## Transit

I recommend driving as there are plenty of parking nearby, however, there are also frequent buses that go to Brighton.

## Notes

This is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time.

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property if our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 GBP smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Note: Hot tub is not for guests' use.

Located in Brighton, this vacation home is near the beach. Volk’s Electric Railway and Brighton Royal Pavilion are local landmarks, and the area's natural beauty can be seen at South Downs National Park and Ditchling Common Country Park.
