Our holiday houses, Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. It is a quaint and rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth.
Our small working farm on which the self-catering cottages are set, is just off a green-lane which leads to miles of footpaths, bridleways and fantastic on and off-road cycling.
Stable Cottage, Edward’s Cottage and Rose Cottage are all identical in size and layout and offer light and airy accommodation with two ground floor bedrooms and a special ‘hideaway’ bedroom to accommodate children. The three larger cottages can sleep up to 8 adults although we believe the upstairs room is better suited to children. Louisa’s Cottage is a smaller property, sleeping up to 4/5 – 4 adults or 2 adults and 3 children. Pets are welcome at Downlands Farm, please enquire upon booking.
There are three excellent pubs surrounding the farm, all within a half hour stroll or a 3 minute car journey. The quaint and bustling market town of Petersfield is a 10 minute drive from the farm and alongside the two local village shops, these all provide a perfect base for stocking up on essential items. The larger, cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all equally 45 minutes away, offering great shopping and entertainment.
We are so lucky to be within an hour’s drive from one of the premier Blue Flag beaches in the country, West Wittering. West Wittering is a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach (with funfair for the children!) is half an hour from Downlands Farm.
Our holiday cottages are the result of a long-term dream of ours to convert our disused and redundant agricultural barn into an architectural masterpiece. Named after our three children (Stable Cottage aside!), Rose Cottage, Stable Cottage, Edward’s Cottage and Louisa’s Cottage have been sympathetically designed to be in keeping with the surrounding countryside whilst still being able to offer guests a luxury home from home.
The three larger properties, Rose Cottage, Stable Cottage and Edward’s Cottage, are identical in size and layout and embrace open plan living. They are three bedroom properties sleeping 8 in total.
After stowing muddy wellies in the under-cover porch, you will walk into a bright, well equipped kitchen / dining / sitting room. Stretching the entire width of the barn, this large room opens out through French windows onto your own private terrace and garden complete with garden tables and chairs. A Smart TV allows guests to use their own Netflix log-in details to keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi.
A utility room with washing machine and tumble dryer leads off from the kitchen which in turn leads to a well ventilated shower room.
Two double bedrooms also lead off from the kitchen, the master bedroom having an ensuite bathroom with a large bathtub perfect for soaking after a long walk. Both bedrooms have televisions.
Children will absolutely love their ‘secret hideaway’ bedroom at the top of the property. Accessed by stairs from the sitting room, children will have their own space to create chaos and noise.
Louisa’s Cottage is our smaller property, sleeping 4/5 people. The property has a large double bedroom downstairs with super king bed and an upstairs bedroom with a small double bed and a single bed. The property has a wonderful open plan living/kitchen/dining area and private patio.
There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements.
Things to note:
The Cottages are set on a working small-holding therefore visitors can expect to see cows, dogs and horses during their stay with us. Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our farmhouse, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back farm which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Quiet hours at the farm are between 9pm and 9am and we ask that you keep noise to an absolute minimum during these times.
Edward's Cottage and Louisa’s Cottage are a the ‘ends’ and Rose Cottage and Stable Cottage are in the middle.
Due to our rural location, the wifi and mobile phone signal can sometimes be weak. Edward's Cottage in particular is affected when there is heavy rain/fog/mist.
A car is absolutely essential if you wish to stay at Downlands Farm.
Located in Petersfield, this cottage is in a rural area. Gilbert White's House and Garden and The Oates and Jane Austen's House Museum are local landmarks, and the area's natural beauty can be seen at South Downs National Park and Frensham Country Park. Hollycombe Steam Collection and West Sussex Falconry are also worth visiting.
