Tomatin is located just to the west of the main A9 trunk road 25km south of Inverness and 25km north of Aviemore and the Cairngorms National Park. Inverness airport is 30 minutes north by car. Within daily travelling distance is Ullapool, Isle of Syke and the north and east costs of Scotland. To the rear of the property there is a stunning landscaped garden with a large pond with views of the River Findhorn and Findhorn Viaduct.

On the ground floor there is a kitchen and separate boot room, a large hall, main wet room bathroom, lounge and dining room, sun lounge, two bedrooms (1 en-suite wet room). There are wood burning stoves in the lounge and kitchen.

Upstairs there is a large landing and seating area, a secret library door leads to an en-suite bedroom, there are two further bedrooms.
