Hawthorn House has been cleverly transformed from a pair of traditional stone cottages into a bright and airy holiday home with four generously sized bedrooms and a spacious open-plan living space. The house successfully blends the old stone façade and rural setting, on a quiet country lane enveloped by lush rolling countryside, with a modern rear aspect and contemporary interiors to create a comfortable and welcoming home.
With the entire property set out on the ground floor, Hawthorn House is the ideal home for a large group with tiny tots or guests with limited mobility. The spacious, light-filled living room features ample seating space for all, with two comfy sofas and three armchairs, and leads through to the large family kitchen, delivering an open-plan feel yet retaining some separation. The kitchen is flooded with sunlight thanks to a large skylight and bi-folding doors, which lead out to the patio and beautiful enclosed garden that wraps around the rear of the house in a semi-circle shape and combines manicured lawns with flower-filled herbaceous borders. The sheltered patio is perfect for al fresco dining while enjoying uninterrupted views of the surrounding countryside and can be accessed directly from the kitchen or through the adjoining utility room (also handy for kicking off muddy boots after country walks).
Hawthorn House features four bedrooms: the master bedroom has a king size bed with ensuite shower room while the remaining bedrooms (one double and two twins) share a large family bathroom with a bath and separate waterfall shower.
Whether you stay close to home or explore further afield, this area has something to offer the whole family. In addition to walks to enjoy on the doorstep, there’s walking and cycling in nearby Dalkeith Country Park and Pentland Hills Regional Park, easy day trips to Edinburgh and sandy beaches to enjoy on the coast of East Lothian.

Access through entrance vestibule with console table. Cloakroom with WC and basin.
Open-plan living area comprising of:
Sitting room with a 3-seater sofa, 2-seater sofa, three single armchairs, coffee table, bookcase with a selection of books and games, TV and DVD player.
Kitchen with hob, electric oven and grill, dishwasher, fridge / freezer, microwave, kettle, toaster and a selection of cookbooks. Large dining table to seat eight. Access through bi-fold doors to garden and outdoor seating area.
Utility room with sink, washing machine, clothes drying rack.
Access to hallway from open-plan living area.
Bedroom one with twin beds, side tables, large window with view of fields at the front of property.
Family bathroom with shower with rainforest head and handheld mixer, bath, WC, basin and heated towel rail.
Bedroom two with king size bed, side tables, large chest of drawers, single chair, view out to the front of the property and country lane.
En suite shower room with shower, WC, basin and heated towel rail.
Bedroom three with double bed, side tables, chest of drawers, windows overlooking the surrounding fields to the side and front of property.
Bedroom four with twin beds, side tables, large chest of drawers, single chair and large double window with views out to the rear garden.
OUTSIDE
There is an enclosed lawned garden to the rear of the property. There is a patio area immediately outside of the kitchen which is accessed through bi-fold doors, with a barbecue and outdoor furniture to seat eight. The garden looks over open farmland.
Please note that the property sits on a country lane a few hundred yards away from a working farm and there may be some passing traffic by farm vehicles. There is secure fencing around the garden, however, children and dogs should be closely supervised.
PARKING
There is a gravelled parking area with space for three cars to the side of the property.
BABIES & CHILDREN
A travel cot and highchair are available on request.
Please note, children should be closely supervised when in front of the house. The property sits on a country lane that is occasionally used by farm vehicles to access farm buildings nearby.
Secure fencing is provided around the garden for the safety of children and pets.
DOGS
Two well-behaved dogs are welcome at a charge of £10 per dog.
Dogs must be clean and dry before access into the house and must be kept out of the bedrooms and off the furniture. An outside tap is available.
GUEST AMENITIES
Bed linen and towels are provided for guests, along with hand soaps. A hairdryer is available for guest use.
WI-FI & MOBILE COVERAGE
Wi-Fi with good speeds is available. Mobile coverage is good on most networks.
HEATING
The heating at Hawthorn House can be thermostatically controlled and there are wall-mounted radiators, which can be controlled individually.
GUEST PRIVACY
The house sits on a quiet country lane, which has occasional passing farm traffic to the nearby steading. The house has its own enclosed garden and is not overlooked.
Located in Pathhead, this vacation home is in a rural area. Notable landmarks in the area include Edinburgh Castle and Royal Mile. Royal Commonwealth Pool and Dynamic Earth are also worth visiting. Discover the area's water adventures with swimming nearby, or enjoy the great outdoors with hiking/biking trails, horse riding, and cycling.
