This luxury detached barn-style house boasts spectacular uninterrupted views of the salt marsh, creeks and sea from all of its principal rooms. Situated right on the coastal path at Brancaster and within easy walking distance of the sandy beach and a good gastro pub and deli/shop, this beautiful bolthole is perfect for one or two couples seeking a larger coastal retreat in the most wonderful of locations.

Built of brick and chalk under a pantile roof, this fabulous property has three large living rooms on the ground floor and two big boutique bedrooms on the first floor, all with fantastic views. Granite greys, soft blues, bleached whites and orange, sandy hues combine with local beach finds to make this property rather special. With window seats and views aplenty, you will love the privacy, peace and tranquillity this house has to offer.

Relax in the sitting room taking in the coastal vistas, or head outside when its warm and sunny into the large south-facing lawned garden with three private terraces where you can enjoy chilling out in either the bar area with its fire pit, sunbathe on the sunken terrace, or enjoy a barbecue supper cooked on the charcoal barbecue. In the winter, retreat to the sitting room, light the wood burning stove and storm-watch through the large picture windows as the clouds come rolling in, or simply watch the birdlife feed on the marsh as the creeks and channels fill with the ebb and flow of the tide.

A nice feature of this house is that you have plenty of space and light. The large principal living room opens up through double doors into a more formal dining room and there is also a well-equipped kitchen/breakfast/garden room with vaulted ceiling and bi-fold doors leading out onto the sunken terrace where you can catch the sun's rays, or seek out some shade under the large olive tree. The large double-height hallway leads you up to two beautifully-styled boutique bedrooms, equally perfect for lazy mornings. The master super-king size bedroom has a large en-suite bathroom with shower, and bedroom two has a king-size bed with beautiful views. This is serviced by a downstairs bathroom with shower. If a twin bedroom is preferred, please request at time of booking. However bedroom three is located on the ground floor and will replace bedroom two.

Of course, when you are not on the beach, walking the coastal path, paddleboarding or bobbing around in a boat in Brancaster Staithe harbour (the best place for sailing and getting out to Scolt Head Island); the large well-stocked garden is a tranquil haven to retreat to after a busy day. Marshlands also benefits from a direct private access to the coast path via a gate shared with neighbouring Marsh Retreat.
