This quaint and cosy 18c Fisherman's Cottage is situated at the back of the owner's home and is tucked away in a large mature garden. It is in the heart of North Norfolk in the pleasant coastal village of Happisburgh [always pronounced Haisbro'] famous for its distinctive red and white lighthouse in the centre of the village, the beautiful Norman church of St Mary's, and very near the church, the Hill House Hotel, a 17c Coaching Inn where Sir Arthur Conan Doyle used to stay. In close vicinity there is also a coffee shop and a very good fishmongers selling very fresh locally caught fish and crabs. A small Post Office and general store too, and a teashop at Beach Road.

There is PRIVATE PARKING SPACE FOR 2 CARS off road.

The Cottage is beamed throughout and retains all the original features of the period, dating back to 1780.

The Property is personally prepared with special care by the owner giving those extra little touches to make guests feel at home and welcome, providing a friendly and personal service at all times to cater for all your holiday requirements. It is comfortably furnished and well equipped providing accommodation for 2 to 4 guests. It is in a great location for either a 'stay at home' holiday with the beach, local cafe and Inns, country walks to explore the village, local fishmongers with freshly cooked Cromer crabs, and Village events, or day trips to local attractions by car.

Broadland and the river is only 4mls away for hire boats and a unique day out in the beautiful scenery of the Norfolk Broads.The city of Norwich is approximately 20 miles away, with train station and airport, the Norman Castle and museum, theatres and restaurants etc. The broadland market town of Stalham is 4 miles away for all grocery needs,Post Office, Chinese and Indian take-aways, cafes and shops, library, Medical Centre and Veterinary Surgery. Market every Tuesday.

There is a large selection of brochures available in the cottage so guests are able to plan their holiday adventures. Within 2 miles of the cottage are the beautiful gardens of East Ruston Old Vicarage, open to the public in summer - a 30 acre area with fabulous gardens, tea shops and plant stalls, which belong to the celebrity gardener Alan Gray, well worth a visit. There is a public Right of Way near to the property and it is only a ten minute walk through the fields to the beach, alternatively it is a 5 minute drive by car to either 'Gap' where there is car parking and public conveniences. There is also a very good family friendly Barn Cafe/Restaurant at Cart Gap "Smallstix". There are car parks and public conveniences at both 'Gaps'

This is a very good place for a 'Get away from it all' holiday. Either a WEEKLY stay or a SHORT BREAK HOLIDAY! Please ask owner about Short Breaks - these are very flexible to your requirements. The nightly rate is graded throughout the year, except for low season when it is £105.00, minimum of 2 nights, whenever you choose to stay, but Short Breaks are not available during peak summer weeks but can be accepted if we have a sudden cancellation or find we have free dates. Short Breaks for Easter, Spring Bank Holiday and Christmas can only be accepted no sooner than 5 days prior to holiday start date and no Short Breaks available after 21st May unless under these previous stated terms. As this website is always evolving please refer to my stated prices as a 'quote' is not always accurate.


The front door of cottage enters into a large lounge, nicely furnished, with dining area. There is an old-fashioned open fire-place including the original bread oven with brass handles by the side. An open log fire is available from October up to the following May, and a large basket of logs, 2 skuttles of coal and firelighters/kindling is provided too. Further fuel is available locally. One door enters into a fair sized kitchen which is semi divided - the left side is the cooking and preparation area with fridge, freezer, cooker, microwave, etc, and the other is more the utility side with washing machine, sink unit, vacuum cleaner, etc. This side a door opens through to the downstairs bathroom. There is a large bath, 3 drawer unit with hairdryer, wash-hand basin and toilet. There is no shower at present as it is not practicable, but I'm trying to find a way around this. There are 2 steps up to the bathroom which is quite large. Ample towels and toiletries and essentials are always provided for guests.
Another door from the living room opens onto the stairway, and a third door near fireplace is large cupboard where iron and board and clothes airer are kept.

The two bedrooms open off a small landing. One double and one family room. There is plenty of drawer space in both, and plenty of clothes hangers. The new 'All night' electric blankets will be put on for guests in winter pre arrival to make sure you will be warm and cosy! and a good fire will be lit.
The stairs are not steep but do wind (Norfolk winders!) There is a very stout handrail and non-slip material on the stairs and a stair-gate/barrier is provided on request if very small children are staying, but please remember, these period cottages saw many large families raised over the last two centuries!!
The Cottage retains all the original features and beams of the period, and apart from a bathroom being added in the 1950's has never been changed. the only modern addition being Velux roof windows in the kitchen which make it light and airy

Pets are accepted at owner's discretion, with a maximum of 2 dogs allowed. There is no charge for a pet. We would appreciate it greatly if you would tell us about your pets when you book! We ask please that pets are not left in the property unattended, or shut in the kitchen at night. We love animals but have to consider the guests who may not, or have allergies etc. Please do not allow them on furniture or upstairs. We have to be a little strict on this in the consideration of others.
We would appreciate it if owners would use the 'Poo Bags' provided in the garden if necessary. No dogs under one year of age please.

Smoking is allowed but not indoors please in consideration of other guests. The little summer house close by in the garden is equipped with ashtrays and lighter and comfy outdoor furniture for you.

Located in Norwich, this cottage is in a rural area and on a river. Norfolk Broads and Norfolk Coast reflect the area's natural beauty and area attractions include East Ruston Old Vicarage and The Museum of the Broads. Sim-Air and Hoveton Hall Gardens are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.
