Situated in the peaceful village of Hempton, this lovely mid terrace cottage is just 1 mile from the market town of Fakenham which has a famous racecourse along with a good range of shops, restaurants, pubs and a weekly market. Within easy reach are the popular coastal destinations of Holkham, Wells next the Sea and Brancaster, all boasting beautiful sandy beaches. Birdwatchers will love the premier bird reserves at Sculthorpe, Titchwell, Snettisham and Cley. For more wildlife, a trip out by boat at Blakeney Point to see the resident seal colony comes highly recommended. Also a must visit is the stunning Georgian town of Holt, full of independent boutique shops, pubs and restaurants. For traditional seaside family fun, head to Cromer just 40 minutes away. As you enter this cottage through the front door, you arrive in the porch where you can kick off your boots and head into the cosy lounge which has a comfortable two seater sofa, two armchairs, an electric fire, and a TV with a DVD player and a choice of complimentary DVDs the perfect place to relax after a busy day exploring. There is a small office area off from the lounge with a desk and a stool, perfect for those who wish to catch up on emails or social media on a laptop or tablet. Heading through the lounge and down one step to the kitchen, you have everything you need to prepare a hearty meal with an electric oven and hob, microwave, fridge/freezer and dishwasher, and there is also a small utility area with a washing machine just off from the kitchen. Once a meal or light snack has been lovingly prepared, sit around the dining table which has enough seating for up to five guests. Upstairs, you have three bedrooms, all of which share a family bathroom with a bath, a separate shower and a WC. The master bedroom is a double room, bedroom two is a twin room and bedroom three is a single room and all rooms have plenty of storage space for your clothes and personal belongings. Access to the rear patio with a table and chairs, is via the back door in the utility room. As well as plenty of seating options to soak up the sun, you also have a lovely summer house with a day bed, armchair and a choice of books provided by the owners for you to read at your leisure. To the front of the house, there is also a gravelled garden area with a table and chairs so you can follow the sun throughout the day, enjoy some drinks and take your pick of where to enjoy a spot of al fresco dining. There is off road parking to the front of the property on the grass area opposite the cottage.
