About the property
Located on a beautiful working farm, Tinkers Folly is the perfect place for families and groups of friends to gather for a reunion or a celebration. If you fancy exploring the area, the owner will be pleased to arrange a tour of the farm, or you can head out on one of the many picturesque walking routes including The Nidderdale Way on your doorstep. You can also access the nearby village of Ripley and the city of York with ease.
The space
Set over three floors, the farmhouse has been renovated to the highest standard with modern interiors and hints of rustic chic throughout.

The front door leads to a large utility room, complete with underfloor heating (the perfect place for your pooch to snooze) and enough space to store your coats and boots after a day of exploring. There is also a washing machine, fridge, electric oven and a walk-in shower. Head up the back staircase and into the games room where there are hours of fun to be had. You will have access to a full-size snooker table, 52” TV, games console, dartboard and ample seating space.

Continue into the large farmhouse kitchen, where you will find a range oven, an under-counter fridge, a microwave, a dishwasher and underfloor heating. Enjoy delicious home-cooked breakfasts around the 10-seater dining table, open the patio doors to admire the exceptional views or relax on the cosy chairs with a good book.

For a more formal affair, the dining room is the perfect place to lay out a delicious banquet to enjoy together. The 10-seater table, drinks cabinet and serving sideboard make for the perfect place to socialise, celebrate and entertain.

Next door is the cosy living room, designed with a neutral colour palette and complete with a large wood-burning stove, three sofas and two comfy chairs. Relax here with a glass of champagne in-hand as you natter until nightfall or enjoy a movie marathon on the Smart TV.

Venture into the inner hall where you will find the grand, double-height staircase leading to four of the five bedrooms. All beautifully decorated with soft cotton sheets, clean and refreshing décor and exceptional countryside views. There are two king-size bedrooms, one with an en-suite featuring a shower over the bath. The third bedroom has a zip and link bed, which can be formed into a king-size double if required, whilst the fourth bedroom has a double bed. There is also a house bathroom with a walk-in shower and a bath.

Take the stairs to the second floor, where you will find the fifth bedroom featuring a comfortable double bed and a bathroom with a shower over the bath. For some well-deserved quiet time, slip away to your own cosy snug, finished with a Smart TV and a two-seater sofa.

The private garden is a wonderful place to spend quality time together. With extensive lawns to all sides, secure gates to create a safe space for children and dogs, a hot tub, a fire pit and a children's play area, there is no shortage of entertainment here. Relax on the rattan sofas with a G&T in hand and gather around the warming fire pit under a blanket of stars.
