No. 1 Braefoot Cottage is located on the picturesque and private Yair Estate, which is situated on the banks of the River Tweed, in the heart of the Scottish Borders, approximately 35 miles south of Edinburgh, 6 miles from Galashiels, 5 miles from Selkirk and 7 miles from Melrose. The Yair is the perfect base from which to explore that this part of Scotland has to offer and is ideally suited to those looking to enjoy the outdoors.
A traditional grade 'B' listed stone cottage forming part of the Stable Block, No. 1 Braefoot Cottage comprises of a large kitchen/diner and sitting room (with wood burning stove!) on the ground floor, one large bedroom (that can be configured as either a twin rom or a double) a further double bedroom and a bathroom (with a shower over the bath) on the first floor.
The front door opens out onto a large, private and enclosed garden.
There is also use of an old stable, where guests can store bikes, walking equipment, fishing rods etc. It is here where guests will also find logs and kindling for the wood burning stove.
The property is let as a whole and guests will also have access to a Tennis Court (shared with guests staying in the other properties on the estate). The property also comes with a permit to fish for trout on the Tweed and guests will have access to the private stretch of water at The Yair. Simon Fishing may be available, at additional cost, during the months of August though to November.
Nestled in the Tweed Valley The Yair is perfectly located for visitors to enjoy a range of exciting country activities. From the tennis court, fishing and walking on the estate itself to the near by mountain biking trails, golf courses, spa treatments, boundless hiking routes and adventure centres, there really is something for everyone.
The Southern Way (Scotland's coast to coast walking and cycle route) quite literally brushes the walls of the property!
Rental is fully inclusive of linen, towels, logs etc and the cottage comes fully equipped with all white goods (dishwasher tablets and washing powder provided), TV, DVD player and wifi.
