Exclusively available for ONE Christmas and New Year only 2022. This property is literally ON THE BEACH. Spinney's is a unique and luxurious holiday home with heated indoor swimming pool and this December 2022 / January 2023, guests are welcome to book for the ultimate family Christmas or New Year family holiday.
The property offers four en-suite bedrooms with an additional two bedrooms and bathroom in the boathouse next door.

Spinneys Ground Floor
Enter this outstanding property through the entrance porch from the front garden into the family friendly, open plan living space, with uninterrupted views of the beach and sea. The ground floor has hard floors with rugs throughout.

Swimming Pool
The private, indoor heated swimming pool is off to the right of the entrance hall and if the pool isn't enough, there's a bubbling jacuzzi and steam room to.
The pool is 10m in length and 1.5m deep, with steps down into it. The cover is electric and the heating is automatically set to stay at around 28 degrees C.

Kitchen
This beautifully designed and crafted kitchen is ready and waiting for the chefs of the group to prepare the Christmas culinary creations. It's a social space with a breakfast bar at one end which leads to seating and the dining space.
Appliances in the kitchen include a huge electric range with two ovens, a grill and a six ring gas hob and extractor over. There's a full size integrated dishwasher, coffee machine, integrated microwave, under-counter fridge and other work-top appliances.
At the rear of the kitchen is a utility room which offers a large American style fridge freezer, another sink with worktops, a washing machine and dryer and there's a back door to the outside space.

Dining
The dining table extends to seat up to 12 guests with an additional leaf if required. The views of the beach from the dining table are dazzling at any time of the year.

Living
There are various carefully arranged seating areas in the living space which fully exploit the views whilst offering a cosy and intimate ambiance. There's a wood burner for those wintery nights and plenty of wood provided by the owners.
You can even view what's happening in the pool through the glass windows (with blinds) if you wish.

TV Room
A cosy retreat for adults and children with massive wall mounted Smart TV which has full SKY.

First Floor
Wooden, floating stairs with strengthened glass handrail rise to the first floor where you'll find a huge landing with seating and a computer desk. The views from the landing are stunning from the balcony.
Guest can enjoy the four beautifully furnished bedrooms which all have en-suite bathrooms.

Spinneys Suite
The largest of the four bedrooms with super-king bed placed centrally, facing the beach.
The open-plan en-suite offers a free standing luxury bathtub with central mixer tap, a walk in shower which leads to a WC. Twin basins and lots of marble surface allow plenty of space for indulgent lotions and potions.
There is hanging space in the wardrobes and plenty of room for clothes in the drawers.

Sunset Bedroom
Positions at the front of the house, where the sun sets and with views of the famous Thorpeness 'House in the Clouds', this sophisticated bedroom has a super-king bed facing the windows and an en-suite bathroom. The en-suite has a bath with shower over, a wash basin and a WC.

Pink Bedroom
Another gorgeous with views of the beach and sea beyond, guests have a king sized bed and a large en-suite bathroom.
The en-suite has a centrally positioned bath, a separate walk in shower, a wash basin and a WC.

Blue Bedroom
Located at the front of the house, this bedroom offers another king sized bed and an en-suite bathroom with walk in shower and roll top bath room, with walk in shower, WC and wash basin.

Spinney's Boathouse
This annex property is a stylish boathouse conversion with a king bedroom and bathroom on the ground floor and an 'attic dormitory' on the first floor. Although there are two singles and a double bed upstairs, the property is suitable for sleeping 4 guests, when booked with the main house.

Ground Floor
A warm and bright open plan kitchen/dining/living space with doors to the ground floor king bedroom and family bathroom.
The front stable style door leads from the decked area outside into Boathouse which has wooden floors throughout and gas fired central heating.

Kitchen/Dining/Living
The L shaped kitchen provides everything groups of guests will need for a self-catering short break or holiday. Appliances include a 4 ring gas hob with electric oven beneath, A slim line dishwasher, a microwave, a full size fridge with two drawer freezer, a Nespresso coffee machine, toaster and kettle. The cupboards are home to all the cooking and baking equipment plus lots more in the wooden dresser in the living space.
The kitchen workspace extends to a breakfast / dining bar with four wooden stools. NB there is only dining seating for 4 people at the breakfast bar.
The living space offers comfortable and relaxing seating for 4 with a three seat sofa and a leather arm chair. The large LG flat screen TV has full SKY subscription and the WiFi in Boathouse is perfectly suitable for streaming services such as Netflix if you bring your own devices.

Ground Floor King Bedroom
This sophisticated French boutique style bedroom is perfect for couples and has views of the beach with sea beyond. The king sized bed is positioned centrally with bedside lamps. The high ceilings and large window create an airy atmosphere, with storage in the cream cabinet and hangers for clothes on the wall.

Family Bathroom
This well-proportioned room offers a modern white bathroom suite which includes a shower over a bath with glass shower screen, a wash basin with mirrored vanity cabinet above and a WC. There's also a heated towel rail.

Attic bedroom / dormitory
White wooden stairs with banister rise from the ground floor to the attic dormitory.
Positioned in the eaves of the building is an attic dormitory which sleeps 2 adults and 2 children comfortably in the bespoke, purpose built beds.
There are two standard 3’ single beds either side and a double bed at the rear of the room.
Guests can store clothes and belongings in the shelves at the top of the stairs and in the three wooden drawers in the double bed space.
Please understand that due to this room being in the eaves of the building, the head height is restricted, especially over the beds.

Outside
The outside space wraps around the entire property with various outside seating areas.
There are two gates in the picket fencing which leads to grassy land (shared with neighbours) and then through another gate to the beach. Dogs are permitted on the beach between October and May.

Parking
There is lots of parking on the drive.

From 16th December 2022 to 13th January 2023 Spinneys and The Boathouse must be booked together. Guests access to both properties and the pool is private for guests who have booked the properties during that period.

I am locally office based and available if guests require assistance.

The pool cover must only be controlled by adults and the pool MUST be locked by an adult at night for safety.
A pool engineer will visit during each booking to check the controls and the chemical levels. He will have a key to the pool area of the property.
No Wet Feet beyond the pool area as it will damage the wooden floors in the living spaces.
Some pool towels may be available but we encourage guests to bring their own.
NO GLASS is to be taken into the pool area. Plenty of plastic cups are provided.
You will be met by the host on your arrival day and shown how to use the pool cover and to answer any questions guests may have.
Parties are not permitted. Spinneys is a family home for family holidays.

Located in Leiston, this vacation home is near the beach.
