This beautifully spacious and very well appointed 2 bedroom, 2 bathroom duplex apartment is located on the fifth and sixth floors of a modern block in the popular, Ipswich Waterfront area. The area is well served by bars, restaurants and cafes and it’s a short walk to the main town centre area and the business district, as well as ideally located for the main transport links (train, bus and coach depots and A14).

** For families, this apartment is suitable for a maximum of 2 children over 8 years old, accompanied by 1 or 2 adults. Children are included in the maximum occupancy. Additional security deposit applies.**

The apartment has lots of natural light and is furnished to a very high level, with a fully equipped kitchen including fridge/freezer, oven/hob, dishwasher, microwave, toaster and sufficient cooking/serving equipment for your day-to-day catering. Beside the kitchen area is a utility room, where the washer/dryer, ironing board etc are stored, which can be closed off from the main living space.

You will be provided on arrival with a welcome pack on arrival of basics such as bread/butter, milk, cereal, eggs, beans and tea/coffee. We also provide essentials such as washing up liquid, kitchen rolls, cooking oil, salt and pepper.

The main living area is open plan with a very comfy corner sofa from which to relax and enjoy the use of a large flat screen Smart TV which has free to air terrestrial channels provided and also the facility for you to view your own streaming content. Access to a balcony with a lovely view of the river is gained from the living room. There is also a large dining table and four chairs.

Both bedrooms are king-size (5ft) doubles, with the ability to split into 2 x twin rooms if required.
The bedrooms are on the lower floor; bedroom one is near the family bathroom with shower over the bath. The master bedroom has a large ensuite shower room. Welcome toiletries (shampoo/shower gel) are provided.

There is a private terrace with outdoor furniture, accessible via the master bedroom.

The building has secure entry via key fob and an internal lift to all floors. The apartment comes with one allocated parking space (723) in the covered multi-storey car park. Access from the car park into the building is also via secure entry key fob. The building has manned 24/7 onsite security located by the car park entrance.

Please note there is no requirement for a carbon monoxide detector as there is no gas supply to this apartment.
