The Experience

A great laid-back style and a very relaxed atmosphere.

Orchard Cottage has an eccentric character with quirky features. There are peaceful views over the Orchard and onto the countryside beyond.

Situated in wonderful unspoilt Suffolk countryside.

Mark & Zuzi welcome you to this cottage with a bottle of Fizz to help you unwind.

Pets: We can accept up to 2 well behaved doggies in this cottage (or cats), the price is £25 pw per dog or £15 for less than a week – this payment can be taken after booking.

Dog owners: There is an acre of dog exercise orchard and meadow here, plus footpaths directly from the cottage into open countryside with a lovely dog friendly Micro Brewery pub just a 15-minute walk away across the fields.

Also note that this cottage can only accept two infants – sorry.

We supply highchairs and travel cots for free, but ask you to bring bedding for the cots

Please also note that if you have been offered a lower price for just 2 guests staying in this cottage (this happens out of high season) - then it is based on you using just one bedroom.

Cottage Walk Through

Relax into the big comfy sofas and you will realise that actually you don’t want to go out, just being here sitting right now in this chair is exactly what you want: Relaxation has arrived!

This is a comfy cottage full of eclectic character and quirky features, downstairs it has a stunning inglenook fireplace with a massive open log fire ready to go in it – above which hangs the old poacher’s gun we found hidden away in the barn – a big farmhouse table for friends to gather round and sofas and chairs to relax into.

The well equipped kitchen has a tall Fridge with a 3 draw Deep-Freeze there is also a dishwater in Orchard Cottage.

Upstairs there are two lovely large bedrooms with large exposed beams, and with peaceful views over the Orchard and onto the countryside beyond.

One bedroom with a Kingsize bed (without a footboard you tall people will be happy to hear) and one bedroom with a Kingsize and a single bed, again no footboards.

There is also a pretty shower room upstairs and exposed beams everywhere, a wonderful high vaulted and beamed ceiling and lovely reclaimed wood floors.

Orchard Cottage was created out of the old hay and pigeon lofts that made up part of the long Eastern wall of the old enclosed farm quadrangles first built in the 1720’s. It is our biggest cottage on the Old Grove Farm and where this all started and the template for all the cottages on my website was created. The walls are soft red brick from the original 1720’s build, with some lime-washed hand plastering.

This is a very cosy cottage where you can lose yourself not just in the tiny pretty lanes around but just by relaxing in the sofa and enjoying the massive log fire.

There are lovely walks straight from the cottage – or take one of my bicycles – my favourite takes in the church and the hidden river valley and upstream to the local pub which has its own macro brewery and does some very tasty food.



The Gardens

There is a lovely mature orchard garden at the front of the cottage where guests can laze around under the apple and pear trees and have a BBQ in Summer, we have put out a nice table with a bench and chairs onto the patio directly outside Orchard Cottage with flowering plants beside it for you to enjoy watching the sunsets in privacy.

There is a large courtyard with a big open sided cart lodge barn were guests can pull out a BBQ or sit in the barn which is is lit with fairy lights and candles and watch the night skies.

There is also a small herb garden off the courtyard where you are welcome to take any herbs you wish.

There is also an acre of Orchard and lawn with a pond at the back of the property where I have established some peaceful private areas with tables and chairs or benches and where I have planted some very rare apple trees. This is an ideal dog exercise area.

You can walk directly from the gardens onto footpaths leading to the Church or Pub.

The South Suffolk Cycle route runs past the cottage and I provide bikes for free.


Local Area

This is an exceptional cottage where you can enjoy the wonderful unspoilt rural countryside of Suffolk, explore the wonderful Medieval Villages like Long Melford, Kersey and Lavenham and best of all come home to a place where you can enjoy every second just relaxing in.

Orchard Cottage is one of the six cottages which make up part of the double quadrangle that is the old Grove Farm. It’s on the sunny side facing the Orchard garden. T

We have a very large private car park and a dog exercise area so the cottages can enjoy even more peace and quiet and dog owners don’t have to walk bleary eyed down the country lanes first thing in the morning. There are 12 bikes for the free use of the guests, including one with a child seat. The South Suffolk Cycle Route runs past the cottage


Standard Inclusive Features

Kitchen: All cottages are complete little homes and facilities include modern central heating, refrigerator, hobs, oven and / or microwave, toaster, crockery & serving dishes, cutlery, many utensils, fire-extinguisher, lots of pots & pans, glasses & mugs, kettle, coffee maker, teapot, kitchen towels, oven gloves, olive oil, salt & pepper, sugar, herbs, tea, fresh and instant coffee, washing up liquid, cloths, general cleaning materials, etc.
Bathroom: Soap, fluffy cotton towels, bath mats, shaver point, toilet brush, toilet roll.
Bedroom: Cotton bed linen, wardrobe with coat hangers / chest of drawers, iron, ironing board, hairdryer.
Living room: Your cottage has an open fire and a basket with firewood and a bucket with coal will be provided free and more will be available at cost and firelighters are provided, along with a smart TV, Dab / bluetoth radio, books, games, magazines, local brochures, OS and other maps, and a folder with our special ‘What To Do’ insiders guide to the local area.
Bikes: there a number of bikes available for you to explore the local country lanes for free.
There is a washing machine and dryer in the walk-thru which is for the use of the 6 cottages on the old Grove Farm. There are also deck chairs and carpets for the gardens and Orchards.

Baby: Cot and high chair provided (please bring babies bedding).

Dogs: A water bowl and treat per dog is provided.
Well behaved Dogs are always welcome.

Late departures: We may be able to arrange a late departure on a Sunday up until 5pm, if the cottage is available or blocked by the owners that day – if you want a late departure please talk to us about it and we will see if it is available, there will be a charge which is approximately 60% of the difference between a 2 and 3 night booking.
Pets - allowed

This cottage is located in Sudbury. Suffolk Distillery and Giffords Hall Vineyard are worth checking out if an activity is on the agenda, while those looking for area attractions can visit Lavenham Falconry and Assington Barn. East Anglian Railway Museum and Namco Funscape are also worth visiting.
