The Space:
The Paragon is one of Bath's most famous streets, its grand sweep making an impressive entry into the very heart of the city, with Number 12 being one of the imposing Grade 1 listed townhouses making up this vista. The front door is at street level and the ground floor entrance hall draws you through to the light-filled family living room, passing bedroom 1 on the left which features a comfortable king size bed, Egyptian-cotton linens and luxury bedding.

With its feature U-shape sofa, the capacious living room is bright and airy, flooded in natural light by three floor-to-ceiling sash windows. The period features throughout the house are coolly coloured in soft tonal hues which gives a relaxed sensibility and sophistication to this home. From the living room you can step out through French doors to the upper balcony which has wrap-around glass balustrades to give uninterrupted panoramic views across the Bath skyline to the Abbey and the wooded hills beyond – the perfect vantage spot from which to watch the world go by in the artisan quarter of Walcot Street below, or to simply unwind with some mellow vibes and your sundowner of choice.

Heading downstairs you arrive in the standout open-plan kitchen/dining room to the rear of the property, perfect for socialising as a large family group or to enjoy a celebratory dinner party with friends. The kitchen comes fully equipped, anticipating the need for feasting and fun, with lots of surfaces for socially prepping and chopping on the kitchen island, or making use of the large 12-seater farmhouse dining table. Chefs will enjoy the double oven space available in the gas range-cooker and the roomy vertical fridge freezer. There is also a further oven and induction hob. There is also direct access to the main roof terrace enabling you to expand further for al fresco dining or to find a little space to sit and unwind on the outdoor furniture in this wonderful suntrap.

The original house kitchen is to the front of the property, with its original period features, from bread ovens to Belfast sinks and open fireplaces, but has been sympathetically converted into a secondary living area – the perfect snug where you can curl up in one of the leather chairs and pretend you’re in an Austen novel. Down a further flight of stairs you will find the utility room and the hidden surprise of this house, a vast 550 sq ft function room with polished concrete floor, which can be rented at an additional cost. This was previously used as an artist’s studio, event space and workshop.

Returning upstairs, on the first floor you will find Bedroom 2, a fabulous feature bedroom with a dreamy super king four-poster bed and a comfy sofa, perfect for additional daytime lounging. Adjacent is a dressing room which has a wonderfully over scaled 3-panel wedding-style mirror and a comfortable curvy dressing table. This room is connected to the main shared bathroom, a clean-lined and stylish affair in soft shimmering silver greys, with 'his and hers' wash basin vanity unit, separate shower and a standalone bath by the window from which you can gaze in privacy at the sky.

The second floor accommodates two further large king size bedrooms, Bedrooms 3 and 4, the latter benefitting from amazing views to the rear of the property across the city rooftops to the hills further afield. Also on this floor is Bathroom 2 with polished slate tiling, a separate shower and a bath perfect for a relaxing soak amongst the bubbles. The third and final floor features its own additional kitchen area which, together with its own shower room, can give a sense of separation for any youngsters who want a teens-only hideaway at the top of the house. Bedroom 5 has a super king bed whilst bedroom 6 has twin single beds.

All bedrooms on every floor have tea/coffee making facilities and are fitted with luxurious curtains as well as blackout roller blinds to make sure guests sleep soundly.

Guest Access:
You have exclusive access to the whole property and there are a couple of sets of keys to let you come and go as you please. You will be greeted on the day by a member of staff who will show you around the property.

This elegant townhouse is located an easy 5 minutes’ walk from the city’s excellent selection of High Street and independent shops, cafes, bars and the heady night life that has been part of the city’s allure for centuries. Bath also hosts regular festivals, including art, literature, music and theatre as well as being home to Bath Rugby. Popular attractions such as The Roman Baths, Victoria Art Gallery, Bath Abbey and the Thermae Spa are all within a comfortable 10 minute stroll through the streets and alleys of TV’s Bridgerton, as are the Royal Crescent, the Circus and Pulteney Bridge. An excellent selection of free and paid guided walks, ghost, history and comedy tours, open-top bus and river boat trips are also available.

Getting Around:
Sadly we do not provide parking - we recommend parking at Charlotte Street car park if coming by car. There is limited on-street parking available nearby and throughout the city, payable per hour on the MiPermit app. Bath Spa train station, along with most of the city, is within walking distance from the house - a car is not needed if you intend to remain within the city centre. All shops, theatre, museums, restaurants and bars, parks and amenities are within easy walking distance from the house. Uber and local taxis are also available.
