Boasting stunning views across fields & woodland, alongside an array of onsite amenities & facilitates, New Park Farm offers 8 bedrooms, 4 bathrooms, 2 guest toilets, a fully-equipped kitchen, elegant reception rooms w/ open fires, 3 ponds for wild swimming, a lakeside yurt, outdoor dining areas and fire-pits. Sleeps up to 16 guests.
LIVING & DINING
New Park Farm offers 3 elegant reception rooms all with open fires, alongside a dramatic dining room that can seat up to 20 guests. There is a study/play room for children equipped with children's toys. There is also a boot room with table tennis, table football, a piano and outdoor games. The large farmhouse kitchen is fully-equipped and caters up to 20 guests. The kitchen itself includes: a Nespresso machine, several cafetieres, a percolator, a fridge/freezer, a microwave, a kettle, a toaster, 2 dishwashers, 2 ovens, an induction hob and an electric hob. The kitchen offers a seating area in front of an open fire and 2 additional dining areas for games or eating.

BEDROOMS & BATHROOMS
New Park Farm offers 8 bedrooms in total that can sleep up to 16 guests, with 3 double rooms, 3 twin rooms, 1 triple room and 1 single room. There are 4 bathrooms at your disposal, alongside 2 downstairs bathrooms with a toilet and basin. The main bathrooms are fitted with either walk-in showers and/or bathtubs. Two of the bathrooms can be en-suite. One of the bathrooms is equipped with an exercise bike, a rowing machine, some kettle bells and yoga mats. Bathroom essentials, luxuries, linen and towels are all provided, alongside a hairdryer in each room.

OUTDOOR AREAS
New Park Farm offers 60 acres of outdoor space including several outside dining areas, sun-loungers, fire-pits and a lawn for football or croquet. The grounds also offer 3 ponds for wild swimming, paddle boarding, boating and picnics. In addition, there is a lakeside yurt beside one pond and a large bell-tent beside a second pond, both perfect for barbecues or sleepovers. There are onsite stables and paddocks at your disposal, should you wish to bring your own ponies.

House Rules:
We want you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours! There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay:
- Strictly no smoking, no parties, no pets
- No candles
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Quiet hours are between 10:00 PM and 9:00 AM. Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
- To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.
- Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost

*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee.

**Check-in is between 3pm and 9pm. There will be an additional fee of £20 for check-ins between 9pm and 12am and £40 for check-ins past midnight.

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
