The farmhouse is located on a spectacular viewpoint at the top of a valley, 1 mile from the village of Rhos. There is a traditional country pub serving food and a local convenience store to serve the village. The area is fantastic for countryside or woodland walks which can be accessed straight from the farmhouse. If you fancy a day at the coast, head to Cardigan Bay and try out Llangrannog (15.6 miles) or all year round dog friendly Aberporth (14.9 miles) where dolphins can often be spotted in the bay. For shopping, restaurants, the theatre and cinema head to Carmarthen (12.6 miles), which boasts a good selection of high street shops, cafes, and an indoor market. As you enter the farmhouse you are welcomed into a spacious hallway with a staircase to the first floor. There are two separate lounge areas on either side of the hallway. To the right is your main lounge with a wood burner, Smart TV, two sofas and separate armchairs to relax in. Through to the back of the main lounge is the entrance to the ground floor double bedroom with views of the rear garden. To the right of the hallway, you will find a second snug living room with an additional Smart TV and L shaped sofa. It's the perfect space for families or friends who want to spread and out and enjoy their own space. The farmhouse kitchen leads off from the snug lounge and is generously sized with a large kitchen island. The kitchen also benefits from a large walk in larder cupboard. The conservatory dining room leads off from here with a table for eight and wrap around views of the garden and grounds. To the rear of the ground floor, you will find a good size utility and boot room with equipment and bedding for dogs. The ground floor shower room leads through the utility with a shower, sink and WC. Upstairs on the first floor, you will find a further three bedrooms. The master bedroom has a king bed and the second bedroom is set out as a twin room, which can be made up as a super king zip and link on request. There is a family bathroom between the master and the twin room with a shower over the bath, sink and WC. The third bedroom has a king size bed and can either be accessed via the twin room or via its own separate staircase so the doors between the two bedrooms can be locked for privacy. There is an en suite shower room that serves the third bedroom, with a shower and WC. Externally, the farmhouse benefits from a patio and lawned area to the side with a BBQ and seating area enjoying views over the valleys and hills. The rear garden has been fully enclosed, so it is safe for dogs to be let off lead. To the front of the property, there is a raised patio area with a hot tub enjoying stunning views over the countryside and additional outdoor lounge seating. The garden also benefits from a summerhouse games room next to the hot tub, with table tennis and pool table combi, seating area and a hot shower adjacent to the summer house. This property benefits from private parking to the front of the property up to 4 cars.
