Shelducks is a beautiful property with spacious bedrooms and a fantastic top-floor open-plan kitchen, dining room, and lounge. From the top floor, you will enjoy beautiful views over Swillbrook Lake, best appreciated from the property's front and back balconies.
What's more, Shelducks has it's very own cinema room kitted out with 6 vintage cinema chairs.
Accomodation
Ground Floor
As you enter Shelducks you are greeted by a spacious cloakroom that leads to the first three of Shelducks' bedrooms. The first is a double bedroom that shares a Jack-and-Jill en-suite with a bunk bedroom that overlooks the back of the property. The third bedroom on the ground floor is a second bunk room making this property perfect for families with young children.
There is also a family bathroom on this floor.
First Floor
As you enter the first floor you will come to the very spacious master double bedroom and en-suite bathroom situated at the back of the property. The master benefits from its private balcony with views over Swillbrook Lake and the surrounding nature reserve.
There is a further double bedroom and family bathroom on the first floor.
Finally, the most unique feature of Shelducks is your very own cinema room complete with a projector and 6 vintage cinema chairs that bring the movie magic to you.
Second Floor
As you come to the top floor of the property you are greeted by a spacious open-plan kitchen, dining, and lounge area that lead out onto two balcony areas with views over the front and back of the property. The modern kitchen area will be kitted out with all the crockery and cutlery you will need for your stay along with a dishwasher, oven, and toaster.
Just off the kitchen and dining area is a sheltered balcony area to the front of the property. In addition to the internal seating, there is a BBQ and outdoor table and chairs on the balcony for you to be able to enjoy your meals outside.
Back inside you will find the lounge area with beautiful views over Swillbrook Lake bettered still by stepping out onto the balcony at the back of the property.
Outside
The property overlooks Swillbrook Lake at the back, which is a site of special scientific interest meaning the lake and surrounding nature reserve are protected. From the top floor of the property, this leaves you with stunning views and a chance to spot some of the animals that call Lower Mill home.
As Swillbrook is an SSSI there is no lake access for guests. Instead, during the summer months please access the lakes via the launch sites situated at Spinney Lake and Swillbrook Lake.
Good To Know
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.
Spa access is included but subject to availability (contact the Spa directly for opening times and treatment prices). Pool towels can be rented from the Spa, please contact the Spa directly to arrange this. (01285 862640)
On-site restaurant and small market shop with seasonal opening hours. Availability can book up in peak weeks so contact Ballihoo before arrival to not miss out. (01285 840181)

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.
£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
There is an 11 pm noise curfew on the estate.
There are 4 electric vehicle charging points on the estate that operate on a first come first use basis.
Seasonal Closures
Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

No direct lake access from the property, please use the communal jetties into Spinney Lake and Somerford Lagoon.
