THE LOCATION COMPRISES:
There are 4 bedrooms and at present 3 double beds and 4 singles, another possible arrangement is 2 doubles, 1 king size and 3 singles, or 2 doubles and 7 singles. ( note that one of the singles is in the living room, also we have a 7th single available, its an inflatable one of very high standard.) Please let us know your preferred arrangements. Please see photographs.
Please note that one of the bedrooms is accessed via a secret door in the living room. If you like we will give you a chance to find the door before telling you where it is.
Very large living room with white marble fire place, a huge original mirror and lots of comfortable sitting.
Also a DVD library including kids films.
Large and well equipped kitchen with dining table, flagstones floor, Belfast sink, dresser, cooking facilities ( electric oven and fan oven as well as 2 grills and gas hobs ).
Bathroom with wooden walls and sunken bath & shower.
A second bathroom with a large walk in shower room and bespoke features, ensuite to the green bedroom.
Wooden floors.
All rooms have natural light from windows.
WHAT WE OFFER:
There will be cooking ingredients like oil, herbs & spices...and other things like a variety of teas and coffee.
If it is Christmas there will be treats!
Box of organic vegetables and fruit can be arranged (extra charge)
Wireless internet broadband. Great Speed.
Linen and towels provided.
Home cinema surround sound, flat screen TV.
DVD player, and library of DVDs.
Hifi.
Dishwasher.
Washing machine.
Fridge and freezer.
Cot, high chair, baby bath and children's toys and books if requested.

ABOUT THE LOCATION.
We are in the centre, in the top right corner when looking at the A-Z of Edinburgh City Centre page.
The following distance measures were done by my walking pace which I consider normal although my husband who is much taller will reach destination quicker than me......so here we go:
It is 7 minutes walk from the Parliament, the Holyrood palace, the Royal Mile and the Old Town. If you follow Regent Terrace ( which is just by us) you will reach Princess Street in 13 minutes and this one is a glorious walk with panoramic views of Arthur's Sit and Edinburgh, I love this route.
Also if you take Royal Terrace you can reach the Play House and the New town in 10 minutes...another beautiful walk.
PARKING AND TRANSPORT
It has great bus connections though you might prefer to just walk.
The streets off our street are free parking, we usually park in Abbey Ln or Lyne Street. Please see the map.
Abbeyhill is also free parking. Also from 1.30 pm on Saturday you can park on our street until Monday morning.
