The famous RSPB reserve at Titchwell Marsh is only a few miles away, offering a lovely sandy beach and views out over the Wash. The Norfolk Wildlife Trust s excellent Holme Dunes site is only a mile away. Within easy reach are popular market towns including King s Lynn and Fakenham. This is a wonderful area to explore, and perfect for walkers, birdwatchers, cyclists, photographers, artists, golfers and sightseers. On entering this wonderful Norfolk brick, flint and ""chalk lump"" built cottage, you will find yourself in the hallway where you can kick off your boots, this leads into the spacious and welcoming lounge. This sunny and inviting room has a bay window, beamed ceiling, large feature fireplace with a traditional wood burner, TV/DVD, video and plenty of comfy seating. Exploring further you will find a lovely dining room, which seats up to ten guests and has a feature fireplace, and which leads into a pretty sun room where you can sit back and relax. Heading into the kitchen area you will find it fully equipped with an electric oven with extractor, fridge freezer, washing machine, dishwasher and microwave. Exploring the ground floor further you will find a spacious twin bedroom with TV. There is also a ground floor shower and WC. Going upstairs to the first floor you will find four further cosy bedrooms. There are two twin rooms, one of which overlooks the garden and has an en suite shower room with WC. There are also two double rooms: the first overlooks the front of the house and has a wash basin and an en suite shower room (please note: no WC). The other double room offers a double bed and a wash basin. There is also a family bathroom complete with bath and WC. The property also features its own heated indoor swimming pool which is housed to the rear of the house and accessed from outside. The pool is approximately 12 x 7 metres. There are two changing rooms with showers and WCs, and a 'pay as you use' sauna for guests is available in the pool house. Stepping outside you can relax in the delightful fully enclosed garden, which is laid to lawn with shrubs and a paved patio area with garden furniture, where you can unwind and dine al fresco. Off road parking is available for at least three cars on a large gravel drive.
