The location offers easy access to the popular coastal locations of Lowestoft, Pakefield Beach and Gunton Warren, which are all within 5 miles, whilst the beaches at Southwold and Dunwich are a 19 mile trip away. Festival lovers will find the location of this property convenient for visiting the Latitude Festival held each year at Henham Park, 15 miles away, and keen walkers can enjoy waterside strolls on the doorstep at Oulton Broad, the River Waveney (1.5 miles) and the pretty Carlton Marshes Nature Reserve near Lowestoft. For bird watchers, RSPB Minsmere and National Trust Dunwich Heath bird reserve are both 20 miles and must see spots, while the city of Norwich with its famous cathedral is perfect for retail therapy, just 25 miles away. There are 2 railway stations within 2 miles of the cottage which lead to Norwich and Ipswich. There is also a popular cycle path called Angles way close by. Enter this charming and characterful mid terrace cottage and arrive in the hallway where you can kick off your boots. The door on the right leads to the homely lounge area which has a choice of two comfortable sofas which surround the Smart TV, perfect for catching up on a box set, and a wood burner too the perfect combination for cosy nights in with loved ones. You will notice a nautical theme which the owners have tastefully decorated the property with throughout including artwork that is in keeping with the local area. From the lounge, head through to the kitchen and dining area where you will have everything you need to feel at home with an electric oven and hob, microwave, fridge with ice compartment, slimline dishwasher and a coffee machine. Once you ve has prepared a light snack or evening meal, serve up at the dining table which can seat up to four guests. Upstairs there is a master bedroom which has a king size bed with built in wardrobes offering plenty of storage space, while bedroom two is made up as a single, and the bed is a trundle with a pull out single if you require this room to sleep two people. Both bedrooms have use of a family bathroom with shower over the bath and a WC, so you can soak tired muscles after a busy day out exploring the area by foot or bicycle. The outside is accessed via the kitchen back door which leads you to an enclosed courtyard area with a table and chairs, and a full size table tennis table which always provide hours fun. A door opens from the courtyard to a handy utility room with mashing machine and a tumble dryer. The separate lawned garden is accessed via another gate beyond the courtyard, which again is enclosed and this splendid garden is a wonderful place to relax by the summer house with garden furniture provided for those who wish to catch some sun, enjoy a drink or two and even dine alfresco. There is on street parking directly outside the property.
