11 Kirdford Road is a charming end of terrace period property that is a much-loved home for most of the year. The cottage has a good size living room, kitchen, dining room, paved garden, three bedrooms, one bathroom and ground floor toilet. The maximum number of guests allowed to stay at the cottage is 4 and there is a minimum age restriction of 8 as the stairs to the attic room are steep.
The house is situated on the edge of Arundel in a quiet street about 10 minutes’ walk from the very centre of town and 15 minutes’ drive from the nearest beach.
The reception room is very spacious and has wooden floors, an ornamental fireplace, TV, DVD player and two cosy sofas. This leads to the kitchen which is fully equipped for family cooking. The dining/conservatory area has a long pine table, 2 benches and 2 chairs bringing the maximum dining capacity to 8. There is also a small WC on the ground floor.
The south facing garden is a wonderful suntrap and has outside seating and a BBQ. Inside the lean-to in the garden you will find a washing machine and dryer.
Upstairs the pretty master bedroom has a king size bed and built-in wardrobes – one of which is kept for the owner. There is a further single room overlooking the garden which is quiet and bright. There is a family bathroom with shower over the bath on this floor. Bedroom three in the attic room under the eaves also has a comfortable futon double bed. This bedroom has restricted head height and do be aware that the stairs to this floor are steep making it unsuitable for very young children or for those less mobile. The owner’s belongings are kept in some of the side cupboards.
The cottage does not have private parking but parking in the street is unrestricted

Arundel is a bustling market town bursting with antique shops, cafes and restaurants. The castle is the main tourist attraction but the magnificent cathedral is also really worth a visit. Children will love the open-air lido in town, the mini golf, boat trips and promenade down to Swanbourne lake to feed the ducks or go rowing.
The closest beach is Clymping but there are other wonderful beaches to explore – the most famous in the area being West Wittering.
Arundel is about 15 minutes’ drive from Goodwood which hosts incredible motor racing and horse racing events.
Located in Arundel, this vacation home is by the sea. Arundel Wildfowl and Wetlands Centre and South Downs National Park reflect the area's natural beauty and area attractions include Arundel Lido and Harbour Park. Bishop's Palace Gardens and AMF Bowling Worthing are also worth visiting.
