For the more adventurous there s the National White Water Centre just up the road for thrilling raft and canoe adventures, Zip World Slate Caverns at Blaenau Ffestiniog, Glan Y Gors Karting Park, and the mountain bike trail centre at Coed y Brenin. On entering this lovely detached property you will find yourself in a spacious welcoming hallway. Continue through to the cosy, beamed lounge which leads into a stunning, spacious oak framed conservatory, with a wood burner, Smart TV, doors to the surrounding gardens and a well positioned dining table. This really is the social hub of the property, a truly special space. From here you can also access the games room with pool table and family board games. The kitchen is accessed from the main hallway and is a fantastic space to prepare family meals with an electric Range oven and hob, microwave and fridge/freezer. The snug is a perfect bolt hole to relax and curl up with a good book or catch a film on the Smart TV. The first two of the six bedrooms can be found on the ground floor, a spacious double with doors out to the patio and a twin. A bathroom with shower over the bath and WC as well as a separate WC and a useful utility room with dishwasher are also located on the ground floor. There is also a useful utility cupboard near the back door with a washing machine and tumble dryer. Heading up the stairs from the entrance hallway are a further four bedrooms, all with TV's. The first is a king size with double doors out to a balcony, a perfect spot for morning coffee, this room has an en suite shower and WC. The second king size has a spacious en suite with a roll top bath, shower and WC and the third room is a king size with en suite bathroom with shower over bath and WC, the last room on the first floor is a double with an en suite shower and WC. Outside, the property enjoys a spacious garden with well tended lawns, where guests will find the fantastic hot tub in its own summer house. There is also a patio area with garden furniture, charcoal BBQ and outdoor log burner, which is the perfect spot for relaxing with al fresco drinks between dips. There is ample parking and a secure location for storing bikes. The owner would particularly like to point out that the property is not equipped to facilitate the charging of electric vehicles. The current electrical provision is not sufficient for this task and would pose a health and safety risk.
