Duncombe Barn sits in a prominent position in rolling fields above Kingsbridge estuary. This comfortable home is arranged over three floors, with plenty of parking, a sunny garden and fabulous terrace accessed off the first floor to make the most of the views. Sleeping 10, and with space for all, including a bar with a dartboard so you can enjoy your own ‘local’ for your stay This is a really great place for special occasions, relaxing stays with friends and family or even a smaller party who would enjoy the space, views, and lovely walks nearby.
Duncombe Barn is just a short drive down the pretty Devon lanes to the main Kingsbridge to Dartmouth road. Kingsbridge is just ten minutes away, with all amenities including good eateries, cinema, supermarkets, and other independent shops. Beautiful Dartmouth, just 30 minutes away, is steeped in history and full of charming shops, and restaurants, while the popular sailing town of Salcombe is twenty minutes away. Glorious sandy beaches can be found at Bantham, Thurlestone and East Portlemouth twenty-thirty minutes away and the popular shingle beach of Slapton Sands starts in the village of Torcross, fifteen minutes away. Picturesque walks are within minutes walking distance from this lovely home, and tidal estuary access is just five minutes away for water sports enthusiasts. There is much to see and do in the beautiful South Hams, and Duncombe Barn offers peace and relaxation at the end of a busy day exploring.

Step up into kitchen Neff oven, microwave, dishwasher, gas hob, under counter fridge, DAB radio. Doors to exterior steps to drive.
Into hall, with rocking chair to enjoy the picture window, slight step up into study area with table, and WC with basin.
Living room-2 large sofas and an armchair, TV with HDMI ports. Doors to balcony. Log burner.

En suite bathroom-bath (do mind your head on the beams), WC and basin, bidet.

Outside:
Garden wraps around the property from the drive fenced with hedge and stock fencing, the far side is a sloped lawn, with rotary washing line.
Please note: Livestock grazes in the field next to the house do not leave dogs unsupervised or allow them to worry the cows and sheep
From living room on first floor paved balcony with superb views, brick built charcoal barbecue, picnic bench and parasol (IT IS CRUCIAL THIS OR ANYTHING OTHER THAN THE PICNIC BENCH OR BARBECUE ARE NOT LEFT OUT DUE TO THE EXPOSED LOCATION THIS COULD BLOW OVER THE EDGE OF THE BALCONY AND CAUSE DAMAGE TO CARS ON THE DRIVE).

Gravel drive with parking for 3-4 cars, do take the entrance way wide and straight as the gateway may feel narrow if space is not given.
