The bubbly market town of Hay on Wye is famously known all over the world as the Town of Books . Boasting over twenty bookstores to browse, it is renowned for the annual Hay Festival of Literature & Arts. However, there is more to the town than books; it boasts a good range of cafes and restaurants, as well as independent shops. The Globe in Hay hosts a vibrant calendar of arts events that runs throughout the year. The town of Hay is set on the banks of the River Wye where you can enjoy paddling at the Warren, the riverside meadow, or hire a kayak further down the river at Glasbury (3.5 miles). Walkers and cyclists will want to head to the Brecon Beacons National Park, which is 22.5 miles away, where there are plenty of rambling routes and places to explore by bike. Step inside to the spacious entrance hall where you will find space for coats and boots. From here you can access a cosy lounge where you can relax with friends whilst watching a good film on the Smart TV. There is a further snug that makes a great area for families with younger children where you can play on the Wii, enjoy cartoons on the TV or set up a board game. To the rear of the house a generously sized kitchen/diner which lends well for entertaining. The kitchen area is contemporary and well equipped with electric oven and gas hob, fridge/freezer, and dishwasher. For dining, a table and chairs for six awaits with an open aspect onto the enclosed gardens. There is a utility room with access into the garden with a washing machine, tumble dryer, microwave, and WC this is a great space for wet dogs and the owner has provided towels for your four legged friends. Upstairs there are four generously sized bedrooms: a double with en suite shower and WC, two double bedrooms and a single room. There is a bathroom with a handheld shower over the bath and WC. Outside is an enclosed rear garden with an outside sofa for summer dining. There is a charcoal BBQ and storage for bikes in the garage. There is off road parking for two cars.
