Less than 4 miles away is the book town of Hay on Wye which hosts the world renowned literary festival and within 20 miles are the historic towns of Brecon and Builth Wells, the latter of which hosts the vibrant Royal Welsh Show. Locally there are excellent opportunities for hiking, cycling, pony trekking, canoeing, fishing and much more. There is a 9 hole golf club within walking distance and the local pub can be found in the village of Painscastle, less than 2 miles away. Hay on Wye (4 miles) is a lovely town with independent boutique shops, bookshops, coffee shops and restaurants. As you enter the property, you are welcomed into the open plan lounge/dining area, separated only by the original farmhouse chimney stack, creating a beautiful focal point for the room. The lounge area offers ample, comfortable seating in the form of two sofas and two armchairs centred around the Smart TV and entertainment centre. A Nintendo Wii has been provided with a selection of games to enjoy together. The lounge has beautiful French doors taking you directly out onto the patio area. In the dining area, you will find a good size dining table for eight adjacent to the kitchen. It's the perfect space to enjoy a meal or a board game with family and friends. The country kitchen has been equipped with a range style electric oven and hob, dishwasher, microwave and under counter refrigerator. There is a kitchen island provided for your morning coffee or for guests to enjoy the kitchen as a social space while preparing meals. Just off the kitchen, there is a good size utility room with a washing machine, sink and freestanding fridge/freezer. Completing the ground floor is a spacious downstairs WC off the utility room. Heading upstairs, onto the first floor, you will find all four bedrooms plus a family bathroom. The first bedroom is a king size room with an en suite shower room with a shower and WC. The second room is a good size double and bedrooms three and four are either super king size or twins rooms, whichever you prefer. The family bathroom has a shower over the bath and WC. Externally, the property benefits from a large patio for entertaining with outdoor seating and a BBQ provided, should you wish to dine al fresco. There is a hot tub next to the seating area to relax in after a day of exploring the area. Above the driveway, there is a fully enclosed field to allow the children and/or dogs to stretch their legs in safety. Please be advised there is a small ravine at the periphery of the field and a stream will run through it during wet weather children and animals must be supervised at all times. The field has a rustic seating area and a fire pit so you can take in the glorious sunset whilst enjoying a cold beer or a glass of wine and toasting marshmallows. To the rear of the property, a barn has been converted into a games room with a pool table and table tennis facilities perfect entertainment for rainy days. There is also ample space within the games room to store equipment such as bikes (bring your own padlocks) and there s also a dog cage for an outdoor kennel if required. The gravel driveway offers ample parking.
