Overview
Berkeley House is a beautiful, spacious Victorian house, set in an area of outstanding natural beauty with stunning views of the Valley of Limpley Stoke. Full of character, the house is perfect for family gatherings, reunions, retreats, chilled hen weekends or corporate team building away days. You will find everything you need for a relaxed and memorable stay.
Located in the Avon Valley, the city of Bath is a 10-minute drive away from the property. With shops, theatres, pubs and the famous Roman-built baths, you won’t be short of things to do there. For those who prefer the outdoors, the house is surrounded by lovely country walks, taking in the nearby Avon and Kennet Canal.

With the weather turning colder and the summer a distant memory, Berkeley House is the perfect location for a winter getaway. Cook in the cosy kitchen, complete with Aga to keep you warm. Play board games or chat with friends and family, sipping wine by the log fire. At Christmas time, why not visit the famous Bath Christmas Market just a short drive away?

As the weather gets warmer and the days grow longer, Berkeley House is the perfect location for summer getaway. Surrounded by beautiful countryside views, there is plenty of space for the kids to run around or play table tennis, before enjoying a BBQ or a relaxed drink as the sun goes down.
The space
Berkeley House is perfect for those who want to chill, relax and enjoy some time in the peaceful countryside. This charming Victorian house, set in large gardens, is laid out over 3 floors.
The ground floor has a magnificent, fully equipped kitchen complete with granite worktops and an Aga, perfect for catering for large groups. There plenty of pots, pans, crockery, utensils and glassware. For coffee lovers you also will find a Nespresso machine (please bring your own coffee pods). A table and seating for 14 people is positioned in the orangery, which opens out from the kitchen and benefits from beautiful views of the valley.
Adjacent to the kitchen is a lovely lounge, with an open fire, 3 sofas and a 3D TV with glasses. There is a second reception room with 2 sofas, a TV and patio doors that open out onto a table tennis area. Nearby is another study room with a sofa bed, TV, board games and a large bookcase. The ground floor also has a large laundry room and downstairs toilet.
There are 7 comfortable, stylish double bedrooms across the middle and top floors. All have a high spec finish, with and care and attention in their presentation. The master bedroom and bedroom 2 both have super king size beds, and bedroom 2 also has an en-suite shower room and a lovely dressing room (a sofa bed can be set up in here if requested). Bedroom 3 has a super king size bed and benefits from lovely views over the valley. The bathroom on the middle floor has a bath and steam shower. Bedrooms 4 and 5 on the top floor both contain super king size beds, bedroom 6 has a king size bed. Bedroom 7 has three single beds and an additional trundle bed. All rooms on the top floor share a large shower room.
Outside you will find a grassy area to explore and a gravel patio area with lots of seating, ideal for drinks or a BBQ in the long summer evenings. There is a table tennis table which you are welcome to use. When the weather is colder and you’d like to light the fire, there is a well-stocked wood store.
If you are looking for local activities, or would like to organise something in the house, we can offer you details of local contacts – from yoga, massage treatments, belly dancing classes, beauty product and perfume making, tea parties, Lebanese cooking or even a personal chef for your evening meal.
Next door is the old Coach House which can be rented separately – this very attractive accommodation sleeps up to 8 people, so ideal for renting at the same time as Berkeley House if you have a group of more than 16. PLEASE NOTE: Due to our location and out of respect for the locals, we are not able to accept portable hot tubs, bands or live music, or large, noisy parties. We do allow Hen Party weekends, but due to recent issues, you must take note and adhere to the house rules. We want our groups to chill and relax as if they were at home, so if you are looking for a wild party weekend, please consider looking elsewhere.
Guest access
You will have access to the whole house, including the main gardens and lower gardens. There is parking for a maximum of 5 cars – please ensure that you keep to this rule as the driveway is shared with the next-door Coach House. Dogs are very welcome (and there are glorious walks in the surrounding area but must be kept on leads in the grounds.
Other things to note
The house comfortably sleeps 16 people – if you would like additional people, please let us know so that we can set up an extra bed. We charge an extra £20 per night, per person.
The Coach House next door is also owned by us and is also available to rent. It contains a lovely open plan living area and sleeps up to 8 people.

Getting around
The property is a 10-minute drive away from the city of Bath. A taxi fare to the city centre costs between £10 and £13, Uber is also available in Bath.

- The Inn at Freshford (20 Minute Walk)
- Cross Guns, Avoncliff (40 Minute Walk via the canal)

Additional rules
You are in an area of outstanding natural beauty, and we are happy to share with beautiful house with you and make your stay as special as we can. Guests are asked to treat the home and the furnishings with care, as you would in your own home. We care about our neighbours so please be respectful of our home and our neighbourhood. Unfortunately, the behaviour of some of our previous guests has been unacceptable so we have had to draw up some stricter house rules:
1. All guests must be inside after 9.00pm due to noise – we have neighbours with children who are trying to sleep.
2. Table tennis must also cease at 9.00pm.
3. At all times in the garden, please ensure there is no loud music, no chanting or swearing and no nudity.
4. Smoking is not allowed anywhere inside the house.
5. No other guests are allowed on the property at any time without prior agreement.
6. Please keep to a maximum of 5 vehicles in the drive to avoid blockages – this is important as the drive is shared with another house.
7. Dogs are welcome but please don’t allow them on the furniture and ensure that they are kept on a lead in the grounds.
If we get complaints about anti-social behaviour, then you will lose your deposit.
This vacation home is located in Limpley Stoke, a neighborhood in Bath, and is in a rural area. American Museum in Britain and The Holburne Museum are cultural highlights, and some of the area's attractions include Longleat Safari and Adventure Park and Botanical Gardens at Victoria Park. Traveling with kids? Consider Bath Botanical Gardens, or check out an event or a game at Bath Rugby Stadium. Sailing and fishing offer great chances to get out on the surrounding water, or you can seek out an adventure with horse riding and cycling nearby.
