This is a fantastic, family-friendly home - we lived in it ourselves with increasing numbers of children for the best part of a decade! We do not accept stag or hen party bookings. The cottage contains 7 bedrooms: 1 downstairs ks dbl; 1 upstairs ks dbl shower en suite; 1 upstairs twin bed room; 1 upstairs triple bed room; 1 upstairs twin bed room; 1 upstairs ks dbl;1 downstairs twin/superking. In addition, there are 2 double sofa beds, one in each sitting room. Cots and extra mattresses are also available. In addition to the en suite shower room, there are 2 shared family bath/shower rooms and a further downstairs shower room, plus one additional toilet. The cottage can be partitioned into two halves, with separate kitchens, utility room/cupboard and entrance doors. The main large sitting room contains seating for all, plus several large tables and enough dining chairs for large family meals. There is also enough outdoor seating and tabling to feed the whole party. The main kitchen is very large and also contains its own seating: table for 8 plus 4 bar stools at the breakfast bar. There is an additional smaller dining room, kitchen and sitting room with TV (Free view) & DVD on the ground floor. There is ample parking for cars in 2 parking areas, access is via the gated, secure entrance to the main estate and then along a smaller access road taking you right up next to the cottage. Each kitchen is fully equipped with cooking and serving equipment sufficient for the large numbers that the cottage accommodates. There is a large fridge and freezer, dishwasher, drier, washing machine, gas hob and electric oven, microwave, in each kitchen/utility. One side of the cottage has a fenced patio with outdoor seating and sun shades- this is a glorious sun trap. The front of the cottage has a smaller patio and a garden of approximately half an acre, the boundary of which is marked by fencing and gates. Beyond the garden are private woods to which there is no access. There is access to National Park via a short footpath running through the estate up to Castle Hill Lane, from where you can walk or cycle in any direction along the managed footpaths or across the open forest. The cottage is filled with books for all ages, toys and DVDs for your children. There is a very wide range of baby/child gadgets and furniture, a full list can be provided on request. We have tried to make the bedrooms as flexible as possible. There are 3 fixed king-size beds in total, plus 2 extra king-size sofa beds in the sitting rooms. The triple room can be used as 3 individual singles or a super-king and single. One twin room can be converted to a super king bed and the other twin room has a truckle bed that can be removed and replaced with a cot. There is also room for a travel cot in most of the other bedrooms. Each hot water tank (there are 2) has its own controls and serves baths and showers. This means there is always plenty of hot water for a large party. We can help you organise babysitting, subject to notice and availability of local sitters. Please ask.
